Met Cap Living is seeking a Resident Manager to oversee the day-to-day operations of a residential property in North York. The Resident Manager is responsible for maintaining the property to the highest standards, providing exceptional resident service, coordinating maintenance and contractors, supporting leasing and collections activities, and ensuring the effective administration and operation of the building.
The Resident Manager must be hands-on, highly organized, customer-service oriented and capable of working independently while maintaining regular communication with the Property Manager.

Duties & Responsibilities1. Daily Property Operations, Inspections & Maintenance
The Resident Manager is responsible for completing daily inspections and maintaining the property in a clean, safe and well-maintained condition.
Daily Duties- Inspect all life safety systems and ensure they are in proper working order.
- Complete and maintain the required fire log book and life safety documentation.
- Inspect boiler rooms and electrical rooms and maintain the log book.
- Inspect parking levels, parking entrances and exterior parking areas.
- Inspect all building floors, hallways, common areas, roof and exterior grounds. Identify and resolve deficiencies.
- Inspect all mechanical systems, facilities, storage rooms and other property areas.
- Clean, mop and clear debris from refuse chutes and surrounding areas.
- Clean and maintain the compactor room and change garbage bins as required.
- Clean elevator landings, elevators, lobby, back lobby/moving room, laundry room, parking entrances and other common areas.
- Pick up litter and maintain exterior grounds, walkways, parking areas, landscaping and flowerbeds in a neat and tidy condition.
- Water flowers and perform other basic landscaping duties as required.
- Review and investigate all resident maintenance requests within 48 hours of receipt and arrange or complete repairs as appropriate.
- Clean vacant suites and ensure they are prepared for showing and occupancy.
- Vacant suites responsibilities-
- Arrange inspection and obtain estimates from contractors
- Coordinate with contractors and follow up on major turnover work as required to ensure the suite meets the property’s standards. Get prior approval from the management
- Complete in-house maintenance and minor repairs in vacant suites as required to ensure units are rent-ready.
- Complete minor electrical work, such as replacing light switches, light bulbs, and other basic fixtures as required.
- Clean and maintain appliances, including refrigerators, stoves, dishwashers, and other in-suite appliances.
- Clean, air vents, and other accessible areas as required.
- Perform minor carpentry and hardware repairs, including tightening or adjusting cabinet hinges, handles, doors, and other fixtures.
- Address minor plumbing, mechanical, and general maintenance issues that can be completed in-house.
- Inspect vacant suites following completion of major turnover work by contractors and identify any outstanding items.
- Ensure all required in-house maintenance, cleaning, touch-ups, and minor repairs are completed before the suite is considered rent-ready.
- Conduct a final inspection of the vacant suite to confirm it is clean, functional, safe, and ready for occupancy.
- Update and maintain the in-suite maintenance schedule.
- Complete repairs and maintenance in the building as required, including plastering and painting, as required.
- Inspect and address hazardous conditions, including issues requiring immediate attention.
- During winter operations, inspect sidewalks, driveways, parking areas and entrances and correct or report hazardous conditions.
- Complete snow shoveling, salting and other winter maintenance duties as required.
- Complete snow logs daily during the winter season.
- Ensure the property remains clean, safe and presentable throughout the day.
- Answer resident inquiries promptly and professionally.
- Respond to resident concerns and service requests.
- Provide appropriate follow-up on maintenance requests.
- Maintain professional and positive relationships with residents.
