What You Will Do:

Integrate client strategic objectives with asset recommendations, including value-add or defensive capital initiatives and hold/sell decisions based on a thoughtful, comprehensive risk-return analysis.

Prepare and monitor annual asset plans (and, where applicable, development or re-development initiatives), reporting progress to the Portfolio Manager.

Identify and execute opportunities to enhance income, and protect and grow asset value.

Apply strong financial modelling skills to support recommendations and decisions.

Operations Oversight:
  • Provide high level oversight of all elements of property performance including leasing parameters, rent collection, and capital programs.
  • Communicate priorities contained in the annual asset plans to the leasing representatives and property managers to ensure strategic goals are consistently met.
  • Support the Real Estate Management team with timely approvals of lease transactions and capital expenditures as required.
  • Assess lease transaction impact on property valuations via Argus modelling.
  • Carry out on-site reviews of the assets at least 2-3 times per year, and more frequently when assets require additional attention.
  • Assist the Portfolio Manager as requested; this may include special client reports and presentations, tours of assets, market information, recommendations, etc.
  • Ensure that all properties comply with operating guidelines and policies.
Presentations and Reporting:
  • Report significant activity including occupancy, capital programs, entitlements progress (if applicable) financial performance, and any other items of note.
  • Review ongoing property and financial reports.
  • Support the quarterly appraisal/valuations process and annual budget preparation through detailed review and analysis.
  • Create or refresh Annual Asset Plans for each property that set out overarching strategy and key imperatives for each asset in your portfolio.
Acquisitions & Dispositions:
  • Assist in the disposition of assets by providing comprehensive property information for broker opinions of value and marketing materials.
  • Review and comment on all sale materials to ensure accuracy and consistency.
  • Partner with the Investments team throughout the marketing and sale process, providing asset level insight and serving as an active resource through closing.
  • Provide due diligence support in connection with acquisition opportunities and support a smooth post-closing transition into the portfolio.
Development (as applicable):
  • Support the evaluation of development opportunities in partnership with the Development team, including market research, financial modelling, and contributing to master planning and building design discussions.
  • Prepare approval memorandums and presentation materials, monitor and track project progress against the approved plan and prepare post-completion reporting on performance and returns.
Sustainability:
  • Embrace and proactively support BGO’s culture of environmental and social responsibility, taking ownership of asset-level initiatives aligned with sustainability targets.
  • Collaborate with internal and external stakeholders to identify and execute best-in-class sustainability initiatives that support client objectives, including Net Zero targets, GRESB performance and social impact priorities.
  • Be a key strategic thinker in the ESG space and provide ideas for enhanced sustainability performance for the portfolio.
Other Duties:
  • Participate in and support department and corporate initiatives to streamline workflows and enhance working culture and success on behalf of our clients.
