This is a full‑time, on‑site Analyst position based in Toronto, ON. The Analyst will work closely with Europro’s VP, Asset Management & Investments, playing an active role across a broad range of initiatives and collaborating with various departments across the company. Key responsibilities include financial and operational data analysis, preparation of detailed reports, lease review and analysis, and monitoring market trends to support strategic decision‑making.
The role also involves working closely with internal and external stakeholders to ensure asset management strategies are effectively implemented and aligned with business objectives.
- Review and screen potential acquisitions opportunities
- Financial modeling and underwriting of new investment opportunities and existing investments using Argus and Excel
- Assist in performing acquisition due diligence, including reviewing leases, contracts, historical operating statements, etc.
- Create investment materials for investor approval during acquisition
- Manage the acquisitions pipeline report
- Perform market research on supply/demand fundamentals, economic trends, comparable sales and lease transactions, etc.
- Assist with quarterly investor reporting
- Understand the Canadian real estate market with ability to critically evaluate investment opportunities
- Main point of contact for third party reports
- Assist with property financing and refinancing efforts
- Prepare in‑depth comparable sales and lease analysis
- Review and analyze commercial leases
- Support asset management with annual budgets and ad‑hoc projects
- Work alongside property management to actively monitor and assist with property needs
- Run lease analysis including NER calculations for new and renewing leases
- Track lease maturities and lease deals performed at the property
- Other duties as assigned
- 2+ years of related experience in real estate
- Post‑secondary degree in either business or a quantitative discipline
- Advanced knowledge of Excel required (will be tested) as well as Power Point
- Enjoys working in a busy environment and can demonstrate high level of creativity, attention to detail, and adaptability
- Strong interpersonal skills, and able to build relationships with stakeholders quickly, as well the ability to effectively communicate conceptual ideas and design rationale both verbally and in written form
- Exceptional organizational skills, and the ability to stay detailed orientated while juggling multiple projects
- Good understanding of key real estate value drivers, risks and opportunities
- Self‑starter with the ability to take direction
- Experience with AE is considered an asset
