Manager, Development

Reporting to the VP, Development, the Manager, Development will be responsible for managing projects across the full development lifecycle, including feasibility analysis, acquisition underwriting, due diligence, municipal approvals, design development and project closeout. The Manager will assemble and manage the consultant teams required to execute the development program, work closely with municipal staff throughout the approvals process, and collaborate with internal teams across the organization.

This role requires strong financial and project-management capabilities, sound judgment and the ability to proactively move complex development projects forward.

• Analyze potential acquisitions through pro forma and feasibility analysis, project reporting and coordination of due diligence activities.
• Manage development applications, including OPA, ZBA and SPA submissions, as well as required permits.
• Represent the company throughout the approval and development processes with municipalities, government agencies and other interested parties.
• Analyze municipal planning and zoning policies to support project feasibility, planning and design development.
• Assemble and manage third-party consultants, ensuring project requirements, timelines and deliverables are clearly established.
• Oversee development projects, including budgets, schedules and key milestones, while proactively identifying and addressing potential risks.
• Coordinate with municipal staff, consultants and stakeholders to resolve outstanding matters and maintain project momentum.
• Collaborate with internal teams and provide clear project updates, analysis and recommendations to the VP, Development.

• Three or more years of relevant experience in real estate development, planning or project management.
• Bachelor’s degree in business administration, civil engineering, architecture, planning or a related field.
• Strong financial skills and business acumen, including experience with feasibility analysis and financial modelling.
• Knowledge of municipal planning processes, zoning policies, real estate markets and development approvals.
• Excellent analytical, critical-thinking and creative problem-solving abilities.
• Strong project-management and organizational skills, with the ability to manage budgets, schedules and multiple priorities.
• Excellent written and verbal communication, negotiation and stakeholder-management skills.
• Advanced proficiency in Microsoft Excel, Word, PowerPoint and Project.
• Exceptional attention to detail, sound judgment and a proactive approach to execution.
• A collaborative and entrepreneurial mindset with the ability to build productive relationships across internal and external teams.
• Experience with multi-residential, mixed-use or condominium development is considered an asset.

The expected annualized base salary range for this position is $100,000 - $120,000 plus a discretionary bonus. The actual base salary offered will take into consideration factors including, but not limited to, the individual’s skill, experience, and relevant education or training.
