Job Description & How to Apply Below

Are you a Commercial Property Manager who enjoys being close to the action, building relationships, and taking real ownership of a portfolio?

We are working with a well-established, family-owned real estate organization with over 30 years of experience owning and operating a diverse property portfolio across the Greater Toronto Area.

With a growing portfolio spanning commercial real estate and multi-residential properties, the business is looking to add an experienced Commercial Property Manager who can bring a hands-on approach to property operations while playing an active role in commercial leasing and tenant retention. This isn't a role for someone who wants to manage everything from behind a desk.

The organization takes an ownership-driven approach to real estate. They want someone who gets out to their properties, knows their tenants, understands what's happening on the ground, and takes the initiative to resolve issues before they become bigger problems.

Alongside the operational responsibilities, you'll have the opportunity to contribute to commercial leasing, helping identify opportunities, manage vacancies, support negotiations, and maximize the performance of the portfolio.

If you enjoy the combination of property operations, commercial relationships, and the business side of real estate, this could be an excellent next step.

The Role:

You'll take responsibility for the day-to-day performance of an assigned portfolio, working closely with the wider property management team, ownership, tenants, and external partners.

The position combines hands-on property management with commercial leasing responsibilities, making it ideal for someone who understands that successful property management is about more than keeping buildings running. It's about protecting asset value, retaining tenants, and creating opportunities for long-term growth.

Key Responsibilities:

Property Operations & Asset Performance:

  • Oversee the day-to-day management of a portfolio of commercial and multi-residential properties.
  • Conduct regular property visits, inspections, and site walks to identify operational issues, maintenance requirements, and opportunities for improvement.
  • Take ownership of tenant concerns, service issues, building deficiencies, and escalations, ensuring they are addressed promptly and professionally.
  • Coordinate contractors, vendors, service providers, and on-site personnel to maintain property standards and operational efficiency.
  • Monitor operating expenses, budgets, maintenance costs, and capital requirements, helping ensure properties are managed effectively.
  • Work proactively to protect asset value, improve building performance, and maintain safe, well-managed environments.

Commercial Leasing & Tenant Retention:

  • Play an active role in commercial leasing activities across the portfolio, supporting the business in maintaining occupancy and maximising rental income.
  • Identify leasing opportunities, monitor vacancies, and help develop strategies to attract and retain commercial tenants.
  • Coordinate property tours, respond to prospective tenant enquiries, and support leasing discussions and negotiations.
  • Assist with proposals, letters of intent, lease documentation, renewals, and other commercial leasing requirements.
  • Review existing leases, lease templates, and contractual obligations to ensure key terms, responsibilities, and renewal dates are understood and managed.
  • Build strong relationships with existing tenants to support retention, resolve concerns, and identify opportunities for renewals or expansion.
  • Work with ownership, leasing representatives, brokers, and legal partners to progress leasing opportunities from initial enquiry through to execution.

Tenant & Stakeholder Relationships:

  • Develop strong, lasting relationships with tenants, ownership, vendors, brokers, and internal stakeholders.
  • Maintain a visible presence across the portfolio, ensuring tenants have a property manager who is accessible, responsive, and engaged.
  • Communicate clearly and confidently when managing difficult conversations, resolving disputes, or negotiating solutions.
  • Balance tenant satisfaction with the commercial objectives of the business.
  • Collaborate with the wider property management team, sharing information and working together to resolve operational and leasing challenges.
  • Take initiative, identify inefficiencies, and recommend practical improvements to property operations and tenant service.
  • Support the implementation of consistent processes, lease administration…
