Role Description  Reporting to the Asset Management team and working closely with Property Management, Leasing and Operations, the Marketing Manager will be responsible for leading Q Residential marketing and leasing strategy across the portfolio. The role will be responsible for driving qualified leasing traffic, supporting occupancy and rental growth, strengthening Q Residential's brand, and creating a consistent marketing approach across the portfolio.
This is a hands-on role with a strong focus on measurable property performance. The successful candidate will combine traditional marketing expertise with an understanding of multifamily leasing, market research and the Ontario rental market.
The position may be filled at either the Manager or Senior Manager level, depending on the qualifications, experience and overall suitability of the successful candidate.
Responsibilities   Lead the development and execution of portfolio wide and property specific marketing strategies aligned with Q Residential's occupancy, rental revenue and asset performance objectives.
Own and oversee Q Residential's digital advertising strategy across Google, Meta, rental listing platforms and other relevant channels, driving lead generation and leasing performance.
Work closely with Asset Management and Operations to lead targeted leasing and marketing initiatives for stabilized properties, vacancy challenges, renovated suites and lease up opportunities.
Oversee portfolio leasing performance by monitoring occupancy, vacancies, leasing velocity, lead conversion and renewal trends, proactively identifying underperforming properties and implementing corrective action plans.
Provide leadership, coaching and ongoing support to on site leasing teams, driving accountability, strengthening leasing practices and establishing consistent performance standards across the portfolio.
Lead the development and management of marketing budgets, evaluating campaign effectiveness and optimizing expenditures to maximize return on investment.
Oversee market research, rental rate benchmarking and demand analysis to inform pricing strategies and identify opportunities to improve rental revenue and competitive positioning.
Own the portfolio wide market survey process, ensuring surveys are updated monthly and providing weekly rental rate recommendations to Operations and Asset Management to maximize achievable rents.
Lead the preparation and analysis of leasing and marketing reports, establishing performance benchmarks, monitoring key performance indicators and recommending strategies to improve portfolio results.
Manage relationships with third party marketing and leasing vendors, serving as the primary point of contact and negotiating competitive pricing and service agreements.
