Responsibilities
As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities include, but are not limited to:
Respond to tenant service requests (such as heating/cooling calls) and emergencies, in a professional mannerPerform daily rounds and log readingsReview and complete daily entries into engineer's logComplete preventive/demand maintenance tasks on HVAC, plumbing mechanical and life safety systems input data histories into CMMSStart-up/shutdown and operation of major building equipment using BASEnsuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system,Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.Maintain/align fan/air handling units. . complete air filter changes, belt inspection/replacementComplete general mechanical/maintenance dutiesEnsure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required paintingDemonstrate a proficiency in the proper use of basic hand tools (., socket sets, wrenches, pliers, screwdrivers, saws and hammers, .Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.Demonstrate a proficiency in the correct usage of all personal safety equipment.Troubleshoot/repair building automation systemEnsure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required paintingMonitor work of contractors/external service providers to ensure adherence to company/industry standardsParticipate in review of operating policies/procedures as requiredComplete maintenance of metal/plastic pipe systemsConduct chemical treatment testsWork in compliance with Occupational Health and Safety Act and other applicable codesEscalate unusual events/occurrences to supervisorConduct generator testsSupport the appearance and safety of the propertyPump teardown/minor repairs/alignmentPerform general building maintenance/repairs (., lighting, door repairs.Assist other classifications/trades as requiredQualifications
Minimum Requirements include:
BES diploma; 3rd or 4th class Operating Engineer; or Ontario trades certification of qualification
Two or more years in the operation and maintenance of facilities
Ability to communicate effectively in English (oral and written)
Required to carry a mobile device
Work requires some exposure to more intense situations when responding to service requests
Work requires utilizing tools/repairing systems that could cause physical injury if not handled/ operated following safety practices/procedures
Physical demands:
Exposure to elements - majority of work indoors; some exposure to outdoor environment
Lifting requirements - maximum 50 lbs.
Repetitive physical effort - majority of work is non-repetitive
Elevated working conditions - use of ladder; scissor lift (training required), etc.
Confined space may be applicable (training required)
Possible Shift Rotation; some overtimeClosing
