Overview
UDR, Inc. is seeking an experienced Senior Preventative Maintenance Tech to join our Baltimore teams. This position will support a portfolio of 7 Baltimore area apartment communities and an office in Towson, MD.
Pay range: $31-$33/hour
GENERAL SUMMARY OF DUTIESFunctions in a support role to the Preventative Maintenance Manager (PM) and District Service Manager (DSM). Responsible for completing all preventative maintenance inspections throughout the assigned portfolio. Position will diagnose problems and needed repairs in areas such as HVAC/cooling tower, boiler systems, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance. Incumbent may be certified in one or all of the skilled trades in which they are responsible.
On‑Call rotation may be required as needed.

ESSENTIAL FUNCTIONSLevel 1:
- 1. Complete all preventative maintenance inspections, documenting, and taking/attaching photos of unit condition. Provide determination for interior unit condition for items to be replaced, such as cabinets, flooring, appliances, etc. Report any pest control needs.
- 2. Report all deficiencies and/or risk management safety issues immediately.
- 3. May be required to perform various tasks as needed including electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall apartment cleaning, or other activities as necessary or as directed.
- 4. Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
- 5. Monitor batteries and hubs for smart locks and proactively notify residents, as necessary.
- 6. Provide superior customer service to internal and external customers.
- 7. Comply with all Company policies and procedures related to employment.
- 8. Commit to Living the UDR Values each day in every action taken when executing the essential functions of the job.
- 9. Perform other duties as assigned or as necessary.
Level 2:
Senior Preventative Maintenance Technician will perform all essential functions of Level 1 with a higher level of responsibilities.
- 1. Provide a more complex level of services as needed for various tasks including electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall apartment cleaning, or other activities as necessary or as directed for a high‑profile high‑rise community, large complex community or for multiple communities.
- 2. Assist in training and mentoring of Preventative Maintenance Technicians.
- 3. Assist with scheduling unit PMs and vendors as requested.
- 4. Assist with purchasing supplies and equipment to maintain appropriate levels of inventory working within the budget guidelines if requested.
- Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of an ability to follow proper safety techniques in accordance with Company, community, OSHA, EPA, and departmental policies, procedures, and standards.
- Must have knowledge and experience with electrical, HVAC, plumbing, carpentry, and appliance repair.
- Demonstrated ability to understand and comprehend instructions. Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individual(s).
- Ability to proactively recognize and implement superior customer service to internal and external customers. Must know and follow the Fair Housing laws. Ability to examine and repair various types of service equipment. Ability to acquire knowledge of OSHA and EPA requirements.
- Ability to exercise initiative and problem‑solving skills. Ability to be pleasant with others on the job and display a good‑natured, cooperative attitude.
