What is an Occupancy Verification?The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. We contract with inspectors at a county level, so you would be responsible to complete all inspections in your county, or split the county with another inspector if necessary.
Responsibilities- Most inspections will take 5–6 minutes.
- Complete the inspection within 4 days after assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in the mobile app.
- Spend extended periods driving, making numerous stops during the day within the assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage is a plus as you will pay your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
This is a 1099 position. Each inspection has a flat rate; rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on county and urban/rural characteristics, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. The work is consistent month to month, and you can earn more as you become established, have greater availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
