Community Manager

The Assistant Community Manager oversees everyday operations and financial functions of the housing community under the supervision of the Community Manager. The role includes managing delinquency and rental collections, supervising staff, and ensuring compliance with company policies, safety and fair‑housing guidelines, and liability concerns. The onsite leader handles personnel, leasing, maintenance, financial, administration and risk‑management functions.

Essential Duties & Responsibilities
  • Financial Management
    • Post all payments and income from applicants, current residents and non‑current residents accurately and timely.
    • Process and reconcile daily account receivables.
    • Follow up on bad debt, prepare late notices, contact residents and guarantors, and process evictions.
    • Assist the property in meeting budgeted revenues, expenses and net operating income.
    • Post charges to resident accounts and bill back utilities where applicable.
    • Perform end‑of‑month closing procedures and reporting.
    • Maintain accurate records and audit resident files.
    • Walk units and post move‑out charges, statements and security deposit refunds.
  • Personnel Management
    • Maintain regular/daily onsite attendance.
    • Screen, hire, train, coach and develop onsite staff using company directives.
    • Ensure staff effectiveness through ongoing training, coaching, counseling and guidance in compliance with training benchmarks.
    • Promote harmony and quality job performance of staff through support and effective leadership.
    • Ensure staff compliance with company policies and procedures.
    • Support strategic leasing management: effective leasing techniques, documentation, reporting and marketing strategies.
    • Handle resident complaints, concerns and requests to ensure satisfaction.
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, newsletters).
    • Show, lease, and move in prospective residents.
  • Administrative Management
    • Manage customer service, monitor service request turnaround and maintenance staff responsiveness.
    • Maintain property appearance and ensure repairs are completed promptly; regular inspections and tours required.
    • Supervise all business functions related to operations.
    • Plan and efficiently utilize property resources, equipment and supplies; obtain vendor bids and address sub‑par service.
Education / Experience
  • High school diploma or equivalent (Bachelor’s degree preferred). Two years experience in the housing industry or one‑to‑two years related experience, or equivalent education/experience.
  • Basic knowledge of onsite software functions; basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting; repeated motions with wrists, hands, fingers; assessment of neatness and thoroughness.
  • Frequent movement across work sites.
  • Occasional ladder or stair access, moving objects up to 25 lb, operating machinery or power tools, operating motor vehicles or golf carts, work in confined spaces, work overtime, weekends, night hours (emergencies), exposure to hazardous chemicals, work in varying temperatures and precipitation.

Salary Range: $27–$28 per hour.

Compensation decisions consider skills, background, certifications and other factors. Offers are contingent on experience. Employees receive a comprehensive benefits package including medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer match, and performance bonuses when applicable. Full‑time staff also receive paid sick days and company holidays.
