Position Overview

Assistant Property Manager – Avenue5 Residential (Tucson, AZ)

Responsibilities
  • Assist the property manager with day‑to‑day operations, including resident satisfaction, retention, and full resident lifecycle activities.
  • Understand and implement operations guidelines established in the property management agreement.
  • Maintain all accounts receivable: collect rent, post rent, make daily bank deposits, and keep a balanced, accurate rent roll.
  • Accurately complete daily, weekly, and monthly financial and leasing reports.
  • Audit records and files to identify dates requiring administrative action (lease expiration, delinquent accounts, unlawful detainers).
  • Collect delinquent account balances from previous residents and process evictions (paperwork, notices, court hearings).
  • Lease apartments as needed and process move‑ins, move‑outs, and lease renewals.
  • Shop competitive properties, inspect buildings and grounds for safety and cleanliness, and alert maintenance to needed repairs.
  • Audit all new and current lease agreements and resident files for accuracy.
  • Assist the property manager with training staff on leasing, entrance traffic into the computer, marketing, maintenance, and general office operations.
  • Compose and prepare routine correspondence, rental notices, and other letters and memorandums.
  • Assist with resident relations and problem resolution.
  • Assume responsibility for the operations of the property in the manager’s absence.
  • Comply with all company policies, applicable health and safety rules and regulations, and local, state, and federal laws.
  • May perform other duties as assigned.
Qualifications
  • High school diploma required; bachelor’s degree preferred.
  • Two to three years of property management experience required.
  • Knowledge of resident rental lifecycle activities required.
  • Real estate license preferred or may be required in some locations.
  • Prior experience with Yardi Voyager or equivalent system preferred.
  • Basic Microsoft Office proficiency (Outlook, Word, PowerPoint, Excel).
  • Excellent interpersonal and customer service skills.
  • Strong organizational and time‑management skills.
  • Valid driver’s license, clean driving record, and current auto insurance required.
  • Must complete Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
