Property Manager – Broad Management Group LLC

Description: The Property Manager oversees the daily operations and management of a single property, ensuring it is well‑maintained, managing tenant relations, maximizing occupancy rates, and optimizing financial performance.

Responsibilities
  • Act as the main point of contact for tenants, addressing inquiries, concerns, and requests promptly.
  • Facilitate lease agreements, renewals, and terminations, ensuring compliance with leasing policies.
  • Conduct regular inspections to ensure lease term compliance and property standards.
  • Coordinate and oversee maintenance, repairs, and improvements to keep the property in optimal condition.
  • Develop and implement preventive maintenance programs to reduce downtime and costs.
  • Manage relationships with maintenance vendors and contractors.
  • Develop and manage the property’s budget, including operating expenses, capital expenditures, and revenue projections.
  • Collect rent payments, late fees, and other charges in a timely manner.
  • Monitor financial performance, analyze variances, and implement strategies to optimize revenue and minimize expenses.
  • Market vacant units to attract and retain quality tenants.
  • Conduct tenant screening, including background checks and credit evaluations.
  • Implement leasing strategies to maximize occupancy rates and minimize vacancies.
  • Ensure compliance with local, state, and federal property management regulations.
  • Maintain accurate records of leases, maintenance logs, and tenant communications.
  • Prepare regular reports on property performance, including financial statements and occupancy metrics.
  • Maintain organized documentation of all property‑related transactions and agreements.
Requirements
  • Proven experience in property management or related field.
  • Excellent communication and interpersonal skills.
  • Strong organizational and multitasking abilities.
  • Proficiency in property management software and MS Office.
  • Knowledge of local landlord‑tenant laws and regulations.
  • Attention to detail and problem‑solving skills.
  • Ability to work independently and as part of a team.
  • Valid driver's license and reliable transportation (if required).
