Base Pay Range
$19.50/hr - $23.40/hr

- High School Diploma or GED.
- Two (2) years of hands‑on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
- Three (3) years of multi‑family property management or other building maintenance experience preferred.
- Basic arithmetic skills, including measurement and basic calculations.
- Independent judgment and discretion to make decisions designed to achieve the Company’s goals.
- Safe handling and use of construction tools such as circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
- Basic computer skills and ability to operate standard office equipment.
- Ability to transport up to 50 pounds and to access confined spaces or heights in excess of 8‑9 feet.
- Experience in carpet cleaning and upholstery cleaning.
- Understanding of Lock Out/Tag Out procedures.
- Valid driver’s license and compliance with Company vehicle policy standards.
- Driving responsibilities may use Company provided vehicle and/or personal vehicle.
- Assist in preparing all move‑in ready apartments, which may include painting, carpet cleaning, general repairs, and housekeeping.
- Manage all maintenance needs of the community to ensure the physical condition meets or exceeds the Company’s standards.
- Perform various preventative maintenance functions and complete all necessary data collection and submission.
- Manage all customer service requests using the Company work order system, including prioritization of requests.
- Complete daily community inspections, keeping grounds and common areas free of trash and debris.
- Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
- Monitor the maintenance and upkeep of all mechanical equipment in the community, including fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
- Partner with contractors/subcontractors as required to meet the needs of the community.
- Organize maintenance storage and mechanical rooms.
- Ensure proper use and care of all tools, equipment, and vehicles.
- Ensure compliance with all federal, state, and provincial laws.
- May drive company vehicle (only if required by community).
- Act as a manager on duty as required.
- May perform other duties as needed and/or assigned.
