Project Manager, Mechanical
Role Description
The Project Manager, Mechanical is responsible for the design, procurement, construction, commissioning, and turnover of mechanical systems across the Oakridge Park mixed‑use development. Based at the site office and reporting to the Senior Project Manager, Mechanical, the role delivers HVAC, plumbing, controls, and fire protection services while coordinating with architecture, construction, and other MEIT disciplines. Responsibilities include managing system design, budgeting, procurement, construction, testing, commissioning, warranty, and operational implementation, ensuring all project goals are met or exceeded.
Responsibilities- Lead the successful design, procurement, construction, and commissioning of mechanical systems at Oakridge Park, achieving results ahead of budget and schedule goals.
- Support mechanical delivery across a mixed‑use environment, including commercial, retail, tenant improvement interfaces, office, residential, and public realm components.
- Oversee plumbing, HVAC, and fire protection system delivery, coordinating design, installation quality, testing, and turnover readiness for residential tower scopes.
- Lead commissioning activities, resolve issues, and make decisions to ensure timely completion.
- Ensure coordination between contractors and consultants to enable a successful commissioning program for both commercial and residential towers.
- Conduct high‑level QA/QC reviews to ensure compliance with design intent, specifications, codes, and Quad Real quality standards.
- Maintain strong relationships with general contractors, construction managers, consultants, sub‑trades, vendors, and other project partners.
- Manage GMP or fixed‑price contracts, including cash allowances, scope exclusions, qualifications, and commercial risk considerations.
- Provide regular updates to leadership on design progress, budget status, procurement, construction progress, risks, and cost tracking.
- Identify value‑engineering opportunities and manage change orders and procurement activities per internal MEIT processes.
- Support tenant coordination, leasing teams, and phased turnover to ensure alignment of base building systems with tenant requirements.
- Minimum 5 years of project management experience delivering mechanical systems on large‑scale, complex, multi‑phased, fast‑track construction projects.
- Demonstrated delivery of mechanical scopes across mixed‑use developments, including commercial, retail, residential, office, and public realm environments.
- In‑depth mechanical construction experience and a proven track record of on‑time, on‑budget delivery of high‑quality mixed‑use projects.
- Strong understanding of MEIT and controls, design, procurement, construction, integration, and commissioning requirements.
- Experience managing CM‑at‑Risk GMP or stipulated‑sum contracts and evaluating change pricing with market knowledge of materials and labor.
- Established industry relationships with suppliers, manufacturers, authorities having jurisdiction, consultants, and engineers.
- Knowledge of local building codes, sustainability principles, and real‑estate development processes.
- Field experience in construction, consulting, or sub‑trade firms is an asset.
- Additional experience with electrical, ICT, or other building systems is a strong asset.
- Certifications such as PMP, GSC, or related degrees are an asset.
- Excellent communication, coordination, problem‑solving, and analytical skills.
- Proficiency in Bluebeam, MS Project, Excel, PowerPoint, and Word.
The expected annualized base salary range is $110,000 – $135,000. Quad Real offers a competitive total rewards package that may include a performance‑based incentive plan, comprehensive health and dental benefits, a pension plan, and paid time off.
