As a Preconstruction Manager at ITC Construction, you will be responsible for leading the delivery of pre‑construction services from project inception to construction start. Responsibilities include project tendering, preliminary preconstruction and construction schedules, assisting in design development, constructability reviews, scope tracking, bid analysis, value engineering, risk management, and client relations.
What You Will Do- Build strong, long‑lasting relationships with clients and trade partners.
- Ensure overall client satisfaction through timely and professional responses, submission of deliverables, and proactive issue identification.
- Prepare tender documents, including trade comparison sheets, drawings distribution lists and tender invitations.
- Review and adjust trade scope based on tender drawings and project requirements.
- Identify value engineering opportunities during the preconstruction phase.
- Prepare, negotiate and execute trade contracts, including setting up project templates of Letters of Intent and applicable schedules.
- Coordinate with the construction team on startup construction and preconstruction handover meetings.
- Manage multiple projects concurrently at various stages of the preconstruction process.
- Review and comment on project plans and specifications throughout design development.
- Develop, manage and update the overall preconstruction and preliminary construction schedule.
- Analyze and review project‑specific risks and recommend mitigation options.
- Review and comment on tender results and project budgets.
- Collaborate with senior management on trade contracts.
- Work closely with the estimating team in preparing estimates.
- Coordinate with the Development Team to obtain permits such as demolition and tree removal.
- Accountable for documentation management and administrative activities.
- Plan, lead and schedule preconstruction planning meetings with internal and external stakeholders.
- Maintain excellent professional relationships with clients, consultants and subcontractors.
- Mentor, support and help grow other team members such as Pre‑Construction Coordinators.
- Minimum 5 years of experience in construction, preferably on high‑rise residential projects.
- Experience managing the preconstruction phases of complex and multiple projects.
- Track record of driving projects forward to construction start, including leading and managing consultant teams.
- Ability to tender and negotiate trade contracts as it relates to the preconstruction process.
- Strong communication, planning and execution skills.
- Demonstrated ability to manage timelines and budgets to ensure delivery of project objectives.
- Strong problem‑solving and judgment skills.
- Proven track record of developing relationships with sub‑trades, consultants and clients.
- Experience with process value engineering and documentation control.
- Ability to thrive in a fast‑paced, challenging and constantly changing work environment.
- Excellent interpersonal, communication and presentation skills.
- Strong computer skills (Word, Excel, Outlook; MS Project).
