Overview

The Analyst, Investments will report to the Director, Investments and support Quad Real’s Investments team. This role contributes to financial and market analysis, underwriting models, and presentation materials (written and graphic) to support senior management in acquisition and disposition decisions. The analyst will work extensively with all members of the investment, development, asset management, leasing and property management teams.

Responsibilities
  • Analyze and assess acquisition opportunities and prepare financial and cash‑flow models that include detailed market and comparable analysis, revenue and cost underwriting, JV analysis, financing analysis, scenario and sensitivity analysis.
  • Prepare complex financial models in Argus and Excel to project cashflows and investment returns.
  • Participate in due diligence including lease and rent roll analysis, site and zoning review, building condition assessments, and environmental risk assessment.
  • Prepare and write investment memorandums for acquisition and disposition opportunities.
  • Conduct extensive research assignments as needed (detailed portfolio analysis, transaction database, land ownership and entitlements, other areas).
  • Complete hold‑sell analysis of existing properties, sell‑side valuation and exit scenarios to support disposition strategies.
  • Track comparable market transactions across property types and maintain relationships with brokers and market analysts to foster market knowledge and data.
  • Prepare opportunity summaries and investment memorandums supporting the acquisition and disposition process.
  • Maintain data rooms during transactions, upload, download, delete, and track files; organise internal investment team files.
  • Embrace and pro‑actively support Quad Real’s values and culture of environmental sustainability, corporate and social responsibility.
Qualifications
  • Education – Undergraduate degree in Commerce/Business Administration (preferred). Real‑estate or finance specialization, graduate degree or AACI, CFA, MBA considered an asset.
  • Prior Work Experience – 1–3 years of relevant real‑estate industry experience (asset manager, developer, brokerage or advisory firm, appraisal firm, lender).
  • Analytical Skills – Excellent financial math and analysis, grasp complex issues, and problem solving.
  • Computer Skills – Proficient in Excel, PowerPoint, Word. Argus experience beneficial.
  • Communication and Collaboration – Superior written and oral communication in English; capable of building collaborative relationships, exercising discretion and confidentiality.
  • Organizational Skills – Initiative, ownership of responsibilities and high‑quality work with minimal supervision; thrive in fast‑paced, fluid environment; prioritize multiple demands and meet deadlines.
  • Positive working attitude – Can‑do attitude; supportive manager environment.
Compensation and Benefits

The expected annualized base salary range is $90,000 – $102,500. Actual salary will consider skill, experience, education, market compensation and internal equity. Quad Real offers a competitive total rewards package including a performance‑based incentive plan, comprehensive health & dental benefits, a defined contribution pension plan and paid time off.
