Position: Maintenance Worker III (Temporary Full-time)

Purpose of the Position

Reporting to the Manager, Building Services, the Maintenance Worker III performs a variety of maintenance and repair duties related to plumbing, painting, electrical and mechanical. Carries out heavy cleaning and grounds‑keeping tasks and transports heavy furniture, equipment and supplies to various locations throughout the facility. Assists in checking and maintaining HVAC systems and performs routine security duties.

Responsibilities
  • Identify nature of malfunction and perform mechanical maintenance and repairs on equipment such as wheelchairs, carts/wagons, commodes and beds and tables by cleaning, disinfecting, greasing/oiling, replacing castors, checking brakes, checking/changing bearings, tires, tubes, wheels. Disassemble and reassemble equipment as required. Perform regular maintenance check on suction machine. Check and change filters in ice machines and room‑unit air‑conditioners. Perform maintenance and repairs on food services appliances such as blenders, toasters, mixers.
  • Perform electrical maintenance and repairs such as replacing light bulbs, ballasts and fluorescent tubes; replacing light switches, plugs, sockets and receptacles; repairing call bells, changing/oiling bathroom electrical fan units.
  • Perform plumbing maintenance and repairs such as changing washers, unplugging drains, replacing bowl’s seal rings, overhauling flushometers, changing taps, changing sink and bowl "P" traps, removing and replacing broken sink units and toilet bowls.
  • Repair walls and ceilings by patching and sanding; apply paint and other finishes by brush, roller and/or spray; remove and replace coverings such as tiles, linoleum and carpets.
  • Perform carpentry maintenance such as removing/replacing door handles and locks, attaching pictures and drapery hardware and repairing broken furniture.
  • Monitors preventative maintenance procedures for relevant equipment; recommend repairs and purchases as required; provide liaison and routine assistance to technicians and contractors as necessary.
  • Perform heavy cleaning duties such as washing outside windows and removing garbage.
  • Assist with maintenance of grounds and building exterior by cleaning patios and courtyards, removing snow and ice, cleaning gutters and drains, removing debris from lawns, and watering lawns using portable hoses and sprinklers.
  • Transport heavy and/or bulky equipment and furniture throughout facility; re‑arrange furniture in lounges and dining areas for special events; move outdoor furniture seasonally to and from storage areas.
  • Perform emergency preparedness activities such as checking fire extinguishers and assisting to coordinate emergency response drills.
  • Check operation of heating and domestic hot water boilers; check boiler expansion tank level, re‑charge tank when necessary; check roof‑top units and fans, change filter; add/test chemicals to hot‑water heating system; adjust thermostats, set up temperature recording instruments when necessary.
  • Report non‑routine maintenance situations or malfunctions to Manager.
  • Ensure safety of residents and report any adverse event or near misses immediately.
  • Perform other duties as required.
Qualifications

Grade 10 plus two years’ recent, related experience or an equivalent combination of education, training and experience that provides knowledge of building trades and related services such as Building Service Worker training.
