Nicola Real Estate, the real estate division of Nicola Wealth based in Vancouver, BC, currently manages over $10billionof commercial real estate in Canada and the United States. This continued growth has led to the need for an additional

Asset Manager to join Nicola Real Estate’s dynamic and growing team.

The Asset Manager will manage a diverse portfolio of properties (of various asset types) in an organization that blends the advantages of a well-capitalized investor group with those of a smaller, moreentrepreneurialand agile organization.

This roleis located inour downtown Vancouver Real Estate office. This role is inoffice5 days per week.

• Drive portfolio performance and net income growth by managing the operational and financial results of assigned assets and executing value-enhancement strategies.
• Develop, execute, and regularly update asset-level business plans, including hold/sell/redevelopment/refinancing recommendations based on performance and market conditions.
• Maximize total asset returns through analysis of property efficiency, capital investment opportunities, and asset repositioning initiatives.
• Oversee property operations and third-party managers, including annual operating budgets, capital programs, reporting accuracy, and day-to-day execution.
• Lead leasing and tenant strategies in collaboration with in-house leasing teams and external brokers tomaintainoccupancy,optimize tenant mix, and drive rental growth.
• Monitor asset performance against KPIs, benchmarks, and market trends, including detailed review of appraisals, financial statements, and third-party reports.
• Manage risk, capital projects, and sustainability initiatives, including site inspections, insurance oversight, energy efficiency upgrades, and approved capital improvements.

• 3 - 7 years of experience in the commercial real estate industry with exposure to a combination of industrial, office,retailand multifamily properties in a fiduciary capacity.
• A proven track recordin the real estate industry, having worked in leading progressive organizations in development, asset management, brokerage, or leasing roles.
• Bachelor’s degree in Real Estate, Finance, Business Administration, or related field. MBA or Master’s in Real Estateis considered an asset.
• Strong software applications skills (MS Word, Excel,PowerPoint and Argus); experience with SharePoint and Yardia plus.
• Some travel is required. Must have a valid driver’s license and access to a vehicle.

This position comes with a base salary range of $90,000 - $130,000
plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
