Director, Land Development

At Precedent Land Company, we seek enthusiastic professionals who are excited to harness the potential of land and deliver outstanding results.

As Director of Land Development, you will manage the planning, engineering, and permit coordination process for land development projects. You’ll lead a team responsible for site planning, engineering criteria, and project delivery, ensuring alignment with Empire home building practices. Your role will be pivotal in communicating progress to senior leadership, maintaining project tracking, and supporting feasibility, visioning, entitlements, and construction management.

This role is based in Vaughan, Ontario, with regular travel to project sites and meetings with municipal partners.

What We Are Looking For
  • Bachelor’s degree in Engineering, Urban Planning, Real Estate, or a similar field.
  • Minimum of 7–10 years of land development project management experience within the low‑rise homebuilding construction industry.
  • Ability to read, understand, and evaluate civil engineering/development plans. Solid experience in site engineering (water, wastewater, lift stations/FMs, drainage design). Thorough knowledge of municipal and provincial review processes for permitting and approvals.

  • Strong budget management and estimating skills.
  • Collaborative attitude with strong people management and coaching skills.
  • Professional attitude and communication skills (written and oral).
  • Advanced skills in Word and Excel.
  • Experience adapting to multiple working and learning styles.
What You’ll Be Doing Each Day
  • Lead multiple projects and Project Managers, effectively multitasking across internal departments and external stakeholders.
  • Negotiate and manage budgets, ensuring financial performance objectives are achieved for each project.
  • Oversee project visioning exercises to align future land holdings with market demand, collaborating with senior team members.
  • Responsible for land planning criteria, plan review, quality control, and value engineering of civil engineering plans to achieve lot deliveries.
  • Track progress/status of development projects and provide updated reports related to site planning, civil plan preparation, contractor bid documents, and land disturbance permitting.
