About the Role:

This Preconstruction Manager will oversee the successful execution of the preconstruction phase for a variety of commercial and industrial construction projects including Self-storage, Manufacturing Facilities, K-12, Municipal, Healthcare, and general commercial projects. The role involves leading all activities related to estimating, bidding, and scheduling, with a focus on accuracy, coordination, and alignment with the project’s financial and design goals.

Primary Responsibilities:

• Manage and coordinate all aspects of the preconstruction process, including estimating, value engineering, budgeting, and scheduling.
• Prepare detailed estimates at all project phases: conceptual, schematic, design development, and construction.
• Analyze and develop cost models during design development and bidding.
• Ensure the quality, accuracy, and completeness of project estimates.
• Lead the subcontractor bidding process, including solicitation, qualification, and evaluation.
• Collaborate with project teams, clients, architects, and consultants to align estimates with project goals.

Requirements:

• 6–10 years of construction experience, with a strong background in estimating and preconstruction.
• Proficiency in Bluebeam for creating and editing PDF documents.
• Proficiency in Timberline Estimating software.
• Skilled in using estimating and take-off software tools.
• Strong communication, leadership, and organizational skills.
