OverviewThe Real Estate Assessor’s Office is seeking a motivated and detail‑oriented appraiser to support the assessment of commercial properties. This position offers the opportunity to gain broad, hands‑on experience in commercial valuation, including analyzing income and expense statements, rent rolls, market conditions, cost approaches, and other key valuation factors.
Responsibilities- Obtains and records data on land and improvements using deeds, plats, site plans, and field inspections to provide accurate information for appraising real estate for taxation purposes.
- Measures all types of structures and computes the square footage of each section to establish the size of real property improvements.
- Periodically rechecks structures for alterations to maintain accurate real property information and ensure quality in assessments.
- Performs basic real estate appraisals of less complicated properties to facilitate timely reassessment of the City.
- Sketches the results of field measurements and enters detailed data collected on land and all improvements of properties.
- Analyzes sales data to determine indicated estimated market value of all land types and improvements.
- Appraises new construction, land, and building improvements to use as a basis for tax assessments.
- Studies building plans and specifications to obtain information regarding size, type of construction, and other factors which affect value.
- Visits property to verify information contained in plans and specifications on building permits and to ascertain the quality of the material and workmanship involved in construction which ultimately affect property value.
- Reviews and analyzes this information and makes an appraisal of the true market value of the property.
- Understands and utilizes technology‑related tools such as Pro Val CAMA, Pictometry, GIS, Microsoft Excel, PowerPoint, and Word.
- Performs other job duties requiring skills, knowledge, and physical requirements as described.
- Compiles data for ratio studies, verifies sales, prepares reports, and analyzes data used in the mass appraisal process for the general reassessment.
- Individual assignments will be determined by the supervisor based on the current workloads and department need.
