Maintenance Technician

• Perform routine maintenance and repairs on building systems and appliances (electrical, plumbing, HVAC, painting, appliance repair, etc.).
• Apply basic skills in two or more trades such as electrical, carpentry, plumbing, HVAC, painting, or carpet care.
• Execute preventive maintenance on homes, common areas, grounds, and community spaces.
• Complete resident‑requested repairs within a 24‑hour time frame.
• Finish all assigned maintenance work on vacant homes to Liberty Military Housing standards.
• Handle on‑call service requests and emergency calls.
• Participate in routine inspections (QC, move‑in, preventive, machinery, appliance, etc.).
• Maintain common areas, maintenance shop, trash removal, and snow removal (if applicable).
• Report maintenance concerns for repairs on homes, community, or common areas to supervisor.
• Update and close all service requests using Yardi Mobile.
• Use standard hand and power tools, equipment, and machinery safely.
• Comply with OSHA safety regulations, local health, safety, and environmental laws, and company policies.
• Follow safe work practices (lockout/tag‑out, confined space entry, PPE, ladder safety, elevated work).
• Operate a company or personal vehicle to travel to various locations for work purposes.

• Preferred:
  One or more years of related maintenance experience.
• Basic knowledge or experience in at least two trades (e.g., electrical, carpentry, plumbing, HVAC, painting, appliance repair).
• Understanding of appliance operation.
• Competent with small hand and electrical tools and basic machinery repair.
• Strong communication skills with co‑workers, managers, vendors, and residents.
• Basic computer skills (mobile device, PC).
• Valid driver’s license and ability to operate a company or personal vehicle or electric cart.
• Availability for on‑call work, overdue calls, scheduled off‑hours, and emergency overtime.
• Can arrive at the property for service requests within 60 minutes.
• Willing to travel to regional locations for work, training, and meetings.
• Physical capability: lift/carry up to 65 lbs; reach, stoop, bend, kneel; walk, stand, climb stairs/ladders.
• Able to work in indoor/outdoor environments, all weather, and potentially hazardous conditions.
• Ability to perform essential functions in accordance with ADA, FMLA, and other standards.
