Job SummaryPerforms maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.
Essential Duties & Responsibilities- Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Community Manager.
- Responsible for timely response to work order requests, make‑readies, etc.
- Responsible for scheduling and performing preventative maintenance.
- Responsible for ensuring OSHA standards and company safety policies are complied with at all times.
- Rotates on‑call responsibilities with other maintenance staff as well as backs up the Maintenance Technician as required.
- Responsible for the scheduling and direct supervision of all in‑house and/or vendor work.
- Schedules product review appointments to avoid “drop‑in” sales calls.
- Assists the Community Manager in interviewing, screening and recommending potential maintenance, grounds, and housekeeping personnel.
- Responsible for the subsequent training of all maintenance, grounds, and housekeeping personnel.
- Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the community.
- Assists in disciplinary or promotional recommendations for all service, custodial and grounds personnel.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggests plans to motivate workers to achieve work goals.
- Responsible for the supply and upkeep of all tools required by the Company for Maintenance Technicians.
- Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
- Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificate of insurance.
- Responsible for maintaining the required community uniform and ensuring a professional appearance and attitude for all maintenance, custodial and grounds personnel at all times.
- Responsible for courteous, efficient response at all times.
- Possesses thorough knowledge of company policies and procedures.
- Seeks educational opportunities and self‑improvement for personal growth and development.
Directly supervises one or more team members in the maintenance department. Carries out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

Driving RequirementsMust have a valid driver’s license and the ability to drive to daily activities.
Education & ExperienceHigh school diploma or general education degree (GED); or 3 to 5 years of related experience and/or training; or an equivalent combination of education and experience.
Leadership & Staff DevelopmentExperience in managing a diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.
Equipment, Machinery, ToolsRequired to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
