Overview
The Building Inspector I is the entry‑level classification in the Building Inspector job series. The position performs routine and standardized building inspections for compliance with legal standards. The position accompanies upper‑level building inspectors to learn and train in residential combination inspection of buildings, applying residential mechanical, electrical, gas, plumbing, building construction codes, ordinances and regulations. Work is performed under close supervision.
Advancement to Building Inspector II is based on demonstrated proficiency, possession of an appropriate residential combination inspector certification, and at the discretion of the department manager.
The Building Inspector II performs multidisciplinary inspections involving residential mechanical, electrical, gas, plumbing and building construction codes, exercising considerable judgment and initiative. The position assists and trains Building Inspector I in residential combination inspections. Work is performed under general supervision. Advancement to Building Inspector III requires four years as Inspector II, possession of a Residential and Commercial Combination Inspector certification, and manager discretion.
The Building Inspector III is the senior level, performing multidisciplinary inspections of residential and commercial mechanical, electrical, gas, plumbing and building codes, exercising considerable judgment and initiative. The position assists and trains Inspectors I and II in combination inspections. Work is performed under general supervision.
Salary Ranges- Building Inspector I – A09 – $26.52 to $36.
- Building Inspector II – A11 – $30.37 to $41.76
- Building Inspector III – A12 – $32.50 to $44.69
- Assist with field inspections, following and receiving training from upper‑level inspectors, enforcing compliance with building codes.
- Research new construction materials and methods.
- Review plans for compliance with the Virginia Uniform Statewide Building Code in residential inspections.
- Answer questions from private citizens, contractors and builders, escalating to upper‑level inspectors as needed.
- Assist with creating reports and maintaining inspection records.
- May work after hours on emergency call inspections.
- Perform related tasks as required.
- Knowledge of building construction trades (building, electrical, mechanical and/or plumbing).
- Ability to train under guidance of upper‑level inspectors and management.
- Proficiency in reading and interpreting mechanical, electrical, plumbing, gas and building codes and plans.
- Ability to keep abreast of code modifications and new technology.
- Effective use of computer systems and software.
- Establish and maintain courteous and effective work relationships with builders, contractors, the general public and associates.
- Clear and concise communication, both oral and written.
- Analyze and resolve field problems with help of upper‑level inspectors.
- Use sound judgment in making decisions with advice of upper‑level inspectors.
- Work after hours for emergency on‑call inspections.
- Work outdoors in extreme weather conditions.
- Building Inspector I:
High School diploma and 2 years of journey‑level experience in building construction trades; experience conducting building inspections desirable. - Building Inspector II:
High School diploma and 4 years of residential construction and/or inspection experience; internal applicants must have 2 years service as Inspector I. - Building Inspector III:
High School diploma and 4 years residential and commercial construction and inspection experience; internal applicants must have 4 years service as Inspector II.
- Combination Residential Building Inspector certification by Virginia Department of Housing and Community Development.
- Combination Residential and Commercial Building Inspector certification by VDHCD.
- Fire Protection Inspector certification by VDHCD, or ability to obtain within 12 months of employment.
