On Site Property Manager

Real Property Management Richmond Metro is seeking an On‑Site Property Manager to work from a community in Northeast Richmond. The role focuses on daily property operations, tenant relations, and owner advisory.

• Build and maintain strong relationships with residents, addressing concerns promptly.
• Conduct market research to advise on rent pricing and property improvements.
• Maintain accurate records and reports related to leasing, maintenance, and financials.
• Collect rent and enforce community policies consistently and fairly.
• Lead and motivate a team of leasing agents and maintenance coordinators.
• Educate property owners on performance indicators, budgeting, and rent setting.
• Perform hands‑on duties such as showings, applications, and maintenance coordination when needed.
• Monitor key performance indicators including occupancy, rent delinquency, budget variance, and maintenance needs.

• Valid driver’s license.
• Strong written and oral communication skills.
• Experience in property management preferred but not required.
• Excellent time‑management and independent work ability.
• Technical proficiency with dual‑monitor workstations.
• Availability Monday‑Friday, 8:30 am‑5 pm (no weekends).

The starting salary for this full‑time position is $50,000 per year. Eligible employees may receive the following:
