Leasing Agent - Affordable Housing (Section
8)
Pratum Companies is looking for a dedicated and knowledgeable Affordable Housing Compliance Specialist to provide on‑site leasing and compliance for one or more residential multifamily apartment communities.
Essential Duties and Responsibilities- Work closely with tenants and applicants to lease, certify and recertify.
- Lease and process applications following on‑site client policies and procedures.
- Assist with move‑ins/move‑outs.
- Complete annual and interim recertifications, including scheduling and administering resident interviews, coordinating on‑site data collections, and ensuring proper calculation of income, assets, rent levels, etc.
- Coordinate apartment inspections for recertification.
- Maintain resident files in accordance with company policy and regulatory agency policy.
- Assist office staff on other tasks, including collection of rents and social activities.
- Support rehabilitation, brand new lease‑ups, and re‑syndication processes.
- Assist management to prepare for state audits.
- Perform additional tasks, duties and responsibilities assigned as needed.
- Impeccable customer service skills.
- Strong verbal and written communication skills.
- Minimum of three (3) years recertification experience with a preference for professional certification(s) such as Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), or HUD/LIHTC designations. Section 8 or Public Housing experience acceptable.
- Ability to multi‑task within time constraints.
- Excellent attention to detail and ability to work independently.
- Proficient in Word, Excel, Outlook, property management software and Internet literate.
- Full understanding of HUD and LIHTC program requirements.
- Prior Section 8 recertification experience is necessary.
- Strong understanding of HUD 4350, experience with the 236 program and their CPO.
- Section 8 experience A MUST.
- Public Housing experience A MUST.
Monday‑through‑Friday is the primary work schedule; evenings and/or weekends may be required on a regular basis and may not be fully known in advance.
EducationHigh school diploma or GED. Requires accurate performance of intermediate mathematical functions and understanding of on‑site resident management software.
Professional ExperienceMinimum of three years of experience in residential property management and lease‑up.
Attendance / Travel RequirementsNo travel.
Computer SkillsIntermediate Microsoft Office and Internet knowledge; working knowledge of Outlook, One Site/Yardi.
Physical DemandsMust be capable of physically accessing all exterior and interior parts of the property and amenities. Ability to lift up to 50 lbs independently and 100 lbs with assistance.

Compensation and BenefitsHourly: $18.00–$20.00 (dependent on experience, qualifications, and company considerations). Eligible for overtime (non‑exempt position). Eligibility for discretionary/annual bonuses.
