Position OverviewUnder general supervision, coordinates and supervises the daily maintenance operations of City buildings and related infrastructure. Leads and directs maintenance technicians to ensure work orders, preventive maintenance, and repairs are completed safely, efficiently, and on schedule. Establishes and adjusts work priorities and resource assignments, evaluates maintenance issues, recommends corrective actions for review by the Facilities Manager, and ensures compliance with established standards and safety practices.
EssentialFunctions
- Plans, prioritizes, assigns, and supervises the daily work of maintenance technicians, ensuring the timely completion of preventive and corrective maintenance, repairs, and minor projects; monitors progress and adjusts schedules as needed to meet operational objectives.
- Evaluates maintenance requests and system issues, determines appropriate responses, and recommends solutions for review and authorization by the Facilities Manager.
- Supports the development and execution of the preventive maintenance program. Using the computerized maintenance management system to schedule, assign, and track work orders and asset data.
- Communicates with facility occupants and department representatives regarding maintenance activities, schedules, and service impacts.
- Supervises, trains, and evaluates assigned staff; provides technical guidance, feedback, and coaching; fosters teamwork and continuous improvement.
- Inspects work of staff, facilities, building systems, and equipment to identify deficiencies and verify compliance with codes, safety standards, and departmental requirements.
- Ensures adherence to safety policies, OSHA regulations, and departmental procedures; monitors safe work practices, conducts and documents regular safety training.
- Oversees work performed by assigned contractors and vendors; inspects work, verifies compliance with scope and specifications, and coordinates scheduling with internal staff.
- Manages inventory of tools, materials, and maintenance supplies; tracks usage, requisitions specialty items as needed, and monitors related expenditures.
- Assists in developing and implementing policies, procedures, standards, and inspection checklists to improve reliability and consistency.
- Prepares and maintains maintenance reports, records, and inspection documentation; analyzes data to support maintenance planning and performance tracking.
- Performs maintenance work as needed to train staff, establish standards, or meet workload demands.
- Coordinates and participates in on-call and emergency response activities, ensuring adequate coverage and direct support when required.
- May be required to respond after hours, including holidays and weekends, in the event of a departmental or City-wide emergency.
- Operates a City vehicle to travel between City facilities to inspect sites, transport materials and equipment, and respond to after-hours maintenance needs.
- Performs other related duties as assigned.

- Supports the relationship between the City of Waco and the general public by demonstrating courteous and cooperative behavior when interacting with residents, visitors, and City staff; maintains confidentiality of work-related issues and City information.

- H.S. Diploma or GED equivalent and 5 years of progressively responsible experience in facility maintenance or building systems, including at least two (2) years proven experience in a supervisory or lead role.
- Valid Texas Driver’s License upon hire.
- Must pass a Criminal Justice Information System (CJIS) background check.
- Associate’s Degree or trade certification in construction management, building systems, or a related field.
- Relevant technical certifications (HVAC, electrical, plumbing, etc.).
