Leasing Consultant - Crossings at Heritage
Join Franklin Group as a Leasing Consultant to showcase and lease apartments to prospective residents while supporting the community’s marketing plans.
Job SummaryShows and leases apartments to prospective residents and supports the community's marketing plan.
Essential Duties and Responsibilities- Assist applicants in completing rental applications and collecting security deposits.
- Ensure model and target apartments are ready for show and maintain a clean, orderly work area.
- Demonstrate thorough knowledge of lease terms, specifications, and all community policies.
- Apply required telephone and sales techniques.
- Adhere to Fair Housing Standards.
- Use leasing & marketing manual to understand current rental rates, sizes, locations, and community amenities.
- Maintain contact with apartment locator services and local businesses to provide informational material.
- Research competitive properties.
- Develop full knowledge of application screening processes and policies.
- Support a resident retention program under the direction of the Community Manager.
- Maintain resident and community files.
- Create and update market surveys monthly.
- Process all required administrative forms, reports, and related information in a timely manner.
- Report unusual or extraordinary circumstances regarding the community or residents.
- Handle resident requests and complaints courteously and efficiently.
- Maintain a professional appearance and behavior at all times.
- Pursue educational and self‑improvement opportunities for personal growth.
This position has no supervisory responsibilities.
Qualifications- High‑school diploma or GED, or 1–3 months related experience and/or training; or an equivalent combination of education and experience.
- LIHTC experience preferred.
- Ability to read and interpret documents such as safety rules, operating instructions, and procedure manuals.
- Strong verbal communication skills for speaking before groups of customers or team members.
- Mathematical proficiency to calculate figures, discounts, interest, commissions, proportions, and percentages.
- Completion of Fair Housing training within 1 day of hire.
- Completion of Preventing Sexual Harassment, Workplace Harassment, and Drug Free Workplace courses within 7 days of hire.
- Fair Housing Certification required within 1 day of hire.
- Ability to apply common sense in standardized situations and solve problems with a few concrete variables.
The role requires the use of hands, feet, and arms for tasks such as reaching, lifting up to 10 pounds, and walking. The employee may be exposed to outdoor weather conditions and moderate noise levels.
