Occupancy Specialist I (Walnut Terrace)
Winn Companies is looking for an Occupancy Specialist to join our team at Walnut Terrace
, a 63‑unit mixed‑income residential community located in Greenfield, CA
.
In this role, you will perform all day‑to‑day leasing and marketing activities related to apartment rentals, move‑ins, re‑certifications, and lease renewals. You will also provide outstanding service to customers, residents, and clients.
Please note that the pay range for this position is $15.00 to $18.00 per hour, depending on experience. Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.
Responsibilities- Process initial, interim and annual re‑certifications.
- Notify residents of impending re‑certifications using notices supplied by Property Management Software.
- Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.
- Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, re‑certifications and negotiating lease renewals.
- Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.
- Assist in all facets of physical and financial management as needed and assigned for the Property Manager.
- Act as Property Manager in absence of the Manager for specified amounts of time.
- Prepare financial reports for the Property Manager as well as resident correspondence and re‑certification notices.
- Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
- High school diploma or GED equivalent.
- 1–3 years of relevant work experience.
- A current driver’s license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Minimum of 1–2 years of customer service experience.
- Direct experience with LIHTC and Section 8 programs.
- Experience with computer systems, particularly Microsoft Office.
- Excellent customer service skills.
- Eager to learn the business and tasks at hand.
- Strong attention to detail.
- Ability to work under pressure.
- Exceptional interpersonal and communication skills.
- Ability to work with a diverse group of people and personalities.
- Associate’s degree.
- NALP, COS, SHCM, or CPO certifications.
- Experience with Yardi or Real Page property management software.
