About the role:

We are seeking an inspiring and highly skilled leader to take responsibility for delivering an outstanding planned works service that truly enhances the homes and lives of our residents.

As Head of Planned Works
, you will provide both strategic direction and hands‑on operational oversight for our planned maintenance and capital investment programs. You will ensure the effective planning, delivery, and quality assurance of a wide range of improvement projects driving high standards, robust compliance, and value for money across all areas of the service.

Working closely with internal teams, contractors, and key partners, you will champion excellent customer experience and foster strong collaborative relationships that support the smooth delivery of works. You will manage budgets with confidence, monitor performance rigorously, and ensure all projects are completed safely, efficiently, and to the highest professional standards.

Your leadership will play a vital role in embedding innovation, sustainability, and continuous improvement within our service. From exploring new technologies and materials to shaping long‑term investment planning, you will help create a modern, forward‑thinking approach to asset management that delivers lasting positive outcomes for our communities.

Lead and manage all planned works, translating business objectives and strategies into effective service delivery.

Oversee the major works programme and ensure it aligns with LBWF’s long‑term business plans.

Define short and long‑term objectives, forecast against a 5‑year investment budget, and maintain a rolling 2‑year programme.

Manage budgets across all cost centres, assisting with annual budget setting and making strategic decisions.

Lead a team of project managers to deliver major works programmes efficiently.

Ensure compliance with the Section 20 process for Housing Assets, including cost‑sharing with Finance and Home ownership teams.

Build and maintain strong relationships with stakeholders, attending resident and tenant meetings (including evenings and AGMs).

Coordinate data and information across teams and departments to support effective decision‑making.

Manage contractors and consultants to meet business needs and deliver high‑quality outcomes.

Ensure delivery of Decent Homes Standard across all planned works.

Participate in the Out of Hours Service duty rota as required.

About You

Proven experience in managing large‑scale planned works or capital investment programmes.
