About the Company

Our client is an established and highly regarded major projects contractor with a strong presence across the UK residential construction sector.

The business specialises in the delivery of complex, high-value developments, with particular expertise across high-rise residential, Build to Rent, multi-family and large-scale regeneration schemes.

With a significant pipeline of major projects across the North West, the business is continuing to expand its commercial team and is looking to appoint an experienced Senior Quantity Surveyor to work on high-value developments in the Warrington area.

The Role

An excellent opportunity has arisen for an experienced Senior Quantity Surveyor to join the commercial team, working on a major high-rise residential project.

You will take responsibility for the commercial management of a significant project, working closely with the Project Director, Commercial Director, site team, subcontractors and wider project stakeholders.

This is a senior commercial position offering the opportunity to work on a major, complex development and play a key role in its successful financial and commercial delivery.

Key Responsibilities

Taking full commercial responsibility for a major high-rise residential project

Managing project costs, budgets, forecasts and financial performance

Preparing and reviewing monthly CVRs and management reports

Monitoring project performance against budget and agreed targets

Managing procurement and subcontract packages

Preparing, reviewing and negotiating subcontract orders

Managing variations, change control and commercial risk

Reviewing subcontractor applications, valuations and payments

Managing subcontractor accounts through to final account

Identifying commercial opportunities and potential risks

Preparing accurate cost forecasts and cash-flow projections

Working closely with the project team to ensure commercial objectives are achieved

Providing commercial advice and support to senior management

Managing contractual correspondence and commercial records

Supporting the resolution of contractual and commercial issues

Leading commercial meetings with subcontractors and project stakeholders

Ensuring contractual procedures and company commercial processes are followed

Supporting the successful completion and commercial close-out of the project

Mentoring and supporting junior members of the commercial team

The Ideal Candidate

The successful candidate will ideally have:

Significant experience as a Senior Quantity Surveyor

Strong experience working on major construction projects

Previous experience within high-rise residential, Build to Rent, multi-family or large-scale residential developments

Experience managing major subcontract packages

Strong understanding of commercial and contractual processes

Experience with JCT and/or NEC contracts

Proven experience in cost control, forecasting and financial reporting

Strong subcontract procurement and negotiation skills

Excellent understanding of variations, valuations and final accounts

Strong commercial awareness and risk management ability

Excellent communication and negotiation skills

Ability to work confidently with senior project and commercial management

Relevant Quantity Surveying / commercial qualification preferred
