• Direct and lead the commercial strategy of the Business Unit and inspire the commercial team to generate profit.
• Overall responsibility for the regional Surveying, Buying and Estimating teams and lead, coach and develop the team to meet departmental targets.
• Develop, review and implement the company's strategic commercial objectives.
• Ensure accurate financial cost control, budgeting and forecasting.
• Define, direct and lead a commercial strategy that balances risk with opportunity for income generation to reinvest in the business.
• Manage relationships with subcontractors and third parties; negotiate ongoing contracts with suppliers and make recommendations.
• Anticipate future market developments through market research and analysis to create detailed business plans.
• Govern the Commercial team, ensuring proper accountability, reporting of commercial activity and development of appropriate control systems.
• Direct performance of existing commercial business ventures to ensure contract fulfilment and profit targets.
• Oversee preparation and authorise land purchase construction budgets and project completion analysis.
• Take responsibility for Construction Surveying duties including budget preparation, cost to complete, authorisation of subcontractor procurement, payments and claims.
• Monitor and oversee the maintenance and updating of development budgets and cashflows.
• Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Construction Director.
• Prepare KPI and reporting information for senior management/board meetings with the Regional Managing Director and Divisional Chair.
• Help define and embed a commercial approach to the running of the department across all levels of the hierarchy.
• Collaborate and coordinate a strong working relationship amongst key stakeholders within the business.
• Identify and manage risks commercial and otherwise.
• Support land bid submissions throughout the business unit.
• Build and maintain effective relationships with key working partners.
• Market the organisation's capabilities in the delivery and management of commercial activities and maintain Vistry Homes profile.
• Manage risk and ensure compliance with legal, regulatory and internal procedural requirements.
• Support the performance and development of the Commercial team.

• Degree in Surveying, Building or similar.
• Experience working within a residential house builder at a senior level.
• Experience of people management and project leading.
• Good understanding of building regulations and legal obligations.
• Good knowledge of construction methods and materials.
• Inspirational leader and strong team player.
• Experience of supporting business growth.
• Well‑developed analytical, oral and presentation/communication skills.
• Ability to formulate commercial plans and ensure full engagement.
• A Member of the Chartered Institute of Building (CIOB) or Royal Institute of Chartered Surveyors (RICS) – desirable.
