We have a fantastic opportunity for a Commercial Director to join our team within Vistry Merseyside & Cheshire West, at our Warrington office. As our Commercial Director, you will direct and lead the commercial strategy of the Business Unit whilst leading, inspiring and motivating the commercial team in order to generate profit. You will have overall responsibility for the regional Surveying, Buying and Estimating teams and will lead, coach and develop the team to meet departmental targets and achieve success.

You will develop, review and implement the Company's strategic commercial objectives and be responsible for ensuring accurate financial cost control, budgeting and forecasting. Candidates may also be considered at Associate Commercial Director!

• Degree in Surveying, Building or similar
• Experience working within a residential house builder at a senior level
• Experience of people management and project leading
• A good understanding or building regulations and legal obligations
• A good knowledge or construction methods and materials
• Be an inspirational leader and a strong team player
• Experience of supporting business growth
• Well-developed analytical, oral and presentation / communication skills
• Ability to formulate commercial plans and ensure full engagement
• A Member of the Chartered Institute of Building (CIOB), or Royal Institute of Chartered Surveyors (RICS) - desirable

• To define, direct and lead a commercial strategy that balances risk to the business with opportunity for income generation to reinvest in the business.
• Manage relationships with subcontractors and third parties to understand their requirements, negotiating ongoing contracts with suppliers and making recommendations as required
• Anticipate future market developments by working consistently at a strategic level, conducting market research and analysis to create detailed business plans on commercial opportunities as well as to understand any potential risks or threats
• To direct and lead the governance of the Commercial team, ensuring proper accountability for, and reporting of, all commercial activity and the development of appropriate control systems.
• To direct the performance of existing commercial business ventures ensuring that contracts are fulfilled, and profit targets are delivered.
• Oversee the preparation of and authorise land purchase construction budgets and project completion analysis
• Take responsibility for Construction Surveying duties including budget preparation, cost to completes, authorisation of subcontractor procurement, payments and claims
• Monitor and oversee the maintenance and updating of development budgets and cashflows, including monitoring cost and cashflow against annual budget to ensure delivery against quarterly targets
• Advise the wider team on technical solutions, buildability and costs at design stage in conjunction with the Construction Director
• Prepare relevant KPI and reporting information for senior management / board meetings with the Regional Managing Director and Divisional Chair
