Senior Land Manager / Land Manager - North West
Cobalt is working with an established UK property developer seeking a Senior / Land Manager to join its land team in the North West.
This is an opportunity to manage the full acquisition lifecycle, with the backing of established in-house planning, architecture, technical, legal, commercial and construction teams.
You’ll have autonomy to identify and progress opportunities while working closely with the Land Director to support the regional acquisition strategy.

As Land Manager / Senior Land Manager, you’ll take ownership of acquisitions from initial identification through to negotiation and exchange.
Your responsibilities will include:
- Identifying land opportunities through professional networks, targeted approaches and market research.
- Undertaking desktop research, data analysis and site identification.
- Completing site appraisals and preparing acquisition proposals.
- Managing offers and negotiations through to exchange.
- Working with the Land Director to support the regional acquisition strategy.
- At senior level, sharing knowledge and providing guidance to junior members of the land team.
Residential development experience is not preferred but by no means essential. Relevant backgrounds within commercial property, retail, hospitality or land agency will also be considered.
You’ll need:
- A strong working knowledge of the land acquisition process, from site identification and appraisal through to negotiation and exchange.
- The ability to identify opportunities through research, direct approaches and professional relationships.
- A working knowledge of site appraisal and the commercial considerations surrounding land acquisition.
- The ability to develop relationships with agents, landowners and internal stakeholders.
- Confidence managing negotiations and progressing transactions.
- A valid UK driving licence and the ability to travel regularly to prospective sites.
- For Senior Land Manager appointments, the ability to guide and support junior colleagues.
