Maintenance Manager
The Senior Manager Building Maintenance (SMBM) reports directly to the Director of Buildings and Grounds Maintenance (DBGM) and provides front‑line and backup support for the Assistant Director. The SMBM works closely with the Director and FSC support staff to plan, assign, supervise and coordinate work, troubleshoot problems, and manage corrective and preventive maintenance tasks and repairs for all building maintenance trade‑related items, including electrical, plumbing, roofing, painting, carpentry, fire alarm, fire suppression, and life safety systems.
The SMBM assists the Director in managing external contractors for elevator maintenance and other services and supports university capital projects and associated external contractors.
This is an Essential Personnel position; the incumbent must be willing to work overtime, answer after‑hours and weekend calls for emergencies, and report to campus when necessary, even during inclement weather. Special events such as commencements or dignitary visits may require weekend or overnight work, including extended on‑campus presence.
The projected salary range is $65,000–$75,000.
Responsibilities- Develop, implement and coordinate maintenance, repair and systems reliability programs for building maintenance systems (plumbing, electrical, carpentry, building envelope) and manage assigned staff, coordinating efforts with other facilities and university departments, vendors and outside agencies.
- Evaluate equipment condition and life expectancy, make recommendations, and arrange replacement or repair through maintenance staff or outside contractors, coordinating with the deferred maintenance budget or facilities capital projects.
- Perform the responsibilities of the Director of Building Maintenance in his or her absence, review architectural plans, and provide trades‑related advice or inspections on small or capital projects.
- Coordinate outages of electrical, plumbing or underground utility distribution systems, electronic life safety systems and related equipment.
- Perform administrative duties such as supervision, scheduling leaves, performance evaluations, disciplinary actions per union contract, budgetary tracking, reporting and quality assurance.
- Arrange and oversee safety training programs in the area of responsibility.
- Perform other duties, such as commencement preparation and other high‑profile events, as assigned.
- Bachelor’s degree preferred.
- Seven (7) or more years of experience in one or more building trades (electrical, plumbing, carpentry) or closely related field.
- Three (3) years of experience in a supervisory, administrative role directing trades personnel or others involved in facilities management activities.
- Valid driver’s license; computer skills (email, word processing, spreadsheets) and good written and oral communication skills.
