Provide efficient and effective general maintenance duties including but not limited to all accessories and components of HVAC systems, painting, plumbing, tile replacement, light carpentry repairs, lock repairs, equipment testing and trouble‑shooting operational issues.

This is a full‑time, in person position located in Washington, DC.

• Change filters in building AHU’s, fan coil and induction coil units, lubrication of motors, changing belts and alignment of pulley systems.
• Cleaning HVAC system tubes with mechanical equipment on boilers and chillers as required.
• Cleaning air handling unit coils, drain pans, and interior surfaces as required.
• Cleaning and servicing cooling towers and interior comp components.
• Cleaning building system pump strainers, couplings, and valves as needed.
• Efficiently operate central plant chillers, package units, heating equipment, air handling units and pump systems by taking daily readings to verify proper operation and making adjustments on local controls or the building energy management system.
• Perform life safety inspections on a weekly basis of building emergency generator and fire pump systems, taking readings of system gauges.
• Coordinate with approved life safety vendors quarterly sprinkler system testing and annual fire alarm testing.
• Perform annual fire‑evacuation drills in coordination with property management.
• Make general electrical repairs lighting systems such as ballast replacement, light tubes/bulbs, fixture replacement.
• Replace ceiling tiles and light fixtures on small projects.
• Changing fuses, resetting circuit breakers, replacing electrical switches and receptacles
• Make minor plumbing repairs to facility sinks, toilets and urinals.
• Repairs to plumbing lines as needed such as soldering, tightening fittings, replacing components on pipe systems.
• Unstop and snake if needed sewer drain lines using mechanical drain cleaning equipment.
• Inspection of building HVAC systems making daily rounds and adjustments to HVAC systems through using the energy management system or local temperature controls.
• Snow removal related duties during inclement weather, shoveling snow, snow blower operation, and spreading ice melt.

• Ability to place service calls as needed to approved vendors using company vendor lists.
• Managing/supervising contractors related to building repairs required.
• Obtaining proposals for building repairs and services as needed.
• Ability to work from high ladders, walk, stand, lift appropriate weighted items in carrying out daily job duties.
• Ability to identify hazardous conditions, make assessments, and able to control situations or equipment to prevent injuries to self and others.
• Knowledge and experience in the use of computer programs/systems for reports and Angus Tenant Request and preventive maintenance systems.
• Ability to efficiently carry out tasks, written‑verbal correspondence or documentation, on service requests as needed by property management and building tenants.
• Must be available for after‑hours emergency calls.

• 3-5 years experience in an office building environment.
• Hand‑on knowledge of HVAC systems, plumbing, fire protection, and electrical infrastructure.
• Detail oriented and accountable with strong organizational skills.
• High School Diploma or Equal.
• Knowledge of current OSHA standards, OSHA 30 Hour Certification.
• CFC licenses, steam engineering licenses as required for the position and building equipment types related to jurisdiction license requirements.
