About the RoleFAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. The position is based in Reno, NV.
What is an Occupancy Verification?The purpose is to verify property occupancy and report the general condition of the property through a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities- Complete inspections in the assigned county within four days after assignment.
- Verify population occupancy and report general property condition.
- Take 9+ photos of the property with brief comments.
- Complete a short form in a mobile app.
- Spend extended periods driving and making numerous stops within the assigned territory.
- Most inspections take 5‑6 minutes.
- Computer with internet connection
- Reliable vehicle (good gas mileage is a plus because gas is paid by the contractor)
- Smartphone (Android or iPhone)
- Printer
- Pass a standard background check and possess a valid driver's license
This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, earnings equal approximately $30‑$40 per hour.
You can complete anywhere from 20 to 500 inspections per month, working 2‑30 hours per week, depending on county type and volume. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. Earnings increase as you establish a reputation and cover a larger territory.
No additional mileage reimbursement beyond the flat fee per inspection.
