Inter Dent Service Corporation provides comprehensive dental support and administrative services to over 165 dental practices, employing more than 400 dentists across eight states. These practices, including the Gentle Dental® and Blue Oak Dental® brands, offer high-quality, patient-centered dental care. Additionally, Inter Dent operates Capitol Dental Care (CDC), a capitated, value-based care program in Oregon.

Position Summary

The Vice President of Real Estate will be responsible for all aspects of the company’s real estate activities, including strategic planning, site selection, acquisitions, leasing, and dispositions. This role requires a strategic leader with experience in real estate management within a multi-site, multi-state healthcare or dental organization. The ideal candidate will have a proven ability to drive growth, optimize portfolio performance, and manage complex real estate projects.

Key Responsibilities Strategic Planning and Leadership
  • Develop and implement a comprehensive real estate strategy aligned with the company’s growth objectives.
  • Provide visionary leadership to the real estate team, ensuring alignment with corporate goals and operational efficiency.
  • Collaborate with leadership to identify and pursue strategic real estate opportunities.
Site Selection and Acquisitions
  • Lead site selection efforts for new dental office locations, ensuring optimal market positioning and patient accessibility.
  • Oversee due diligence for new acquisitions, including market analysis, financial feasibility, and regulatory compliance.
  • Negotiate leases and lease agreements, including tenant improvements and common area maintenance (CAM).
Portfolio Management and Renewals
  • Manage the company’s real estate portfolio, including lease compliance, lease renewals, and space utilization.
  • Develop and implement strategies to enhance the value and performance of real estate assets.
  • Manage relationships with landlords, property managers, brokers, and key stakeholders.
  • Oversee lease negotiations and administration to secure favorable terms.
  • Ensure compliance with all lease agreements and resolve property-related issues promptly.
Financial Oversight
  • Develop and manage the real estate department budget, ensuring cost-effective operations.
  • Monitor and report on the financial performance of the real estate portfolio.
  • Identify and implement cost-saving initiatives and financial improvement opportunities.
Compliance and Risk Management
  • Ensure all real estate activities comply with local, state, and federal regulations.
  • Develop and implement risk management strategies related to real estate operations.
Team Development
  • Lead, mentor, and develop a high-performing real estate team.
  • Foster a culture of continuous improvement and professional development.
  • Set performance goals and conduct regular performance reviews.
Qualifications
  • Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field;
    Master’s degree preferred.
  • Minimum of 10 years of experience in real estate management, with at least 5 years in a leadership role within a multi-site, multi-state organization.
  • Proven track record in managing large healthcare or dental real estate portfolios.
  • Strong financial acumen and experience with budgeting, forecasting, reporting, and financial analysis.
  • Excellent negotiation, communication, and interpersonal skills.
  • In-depth knowledge of real estate law, market trends, and best practices.
  • Ability to think strategically and drive results in a fast-paced environment.
  • Experience in the dental or healthcare industry preferred.
