Responsibilities
  • Perform routine maintenance and repairs on building systems and appliances—electrical, plumbing, HVAC, painting, appliance repair, etc.
  • Apply basic skills in two or more of the following trades—electrical, carpentry, plumbing, HVAC, painting, carpet care, general appliance repair—to ensure quality homes.
  • Perform routine service repairs and preventative maintenance throughout the community—homes, common areas, grounds.
  • Complete resident‑requested repairs within a 24‑hour time frame.
  • Complete all assigned maintenance work on vacant homes to company standards.
  • Respond to on‑call service requests and emergency calls.
  • Participate in routine inspections—QC, move‑in, preventative maintenance, machinery, appliance, etc.
  • Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
  • Report maintenance concerns for repairs on homes, community, and common areas to supervisor.
  • Maintain and update all assigned service requests using Yardi Mobile until closed.
  • Demonstrate safe use of hand and power tools, equipment, and machinery.
  • Comply with OSHA safety regulations, local laws, and company standard operating procedures and policies.
  • Follow safe work practices—Lockout/Tag‑out, confined space entry, hazardous chemicals, PPE, ladder safety, and elevated surfaces.
  • Operate a company or personal vehicle to travel to various locations for work purposes.
Qualifications
  • One or more years of related maintenance experience preferred.
  • Beginning level understanding or experience in two or more basic trades—electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Working knowledge of appliances.
  • Competent skills in small hand and electrical tools and basic trade repair.
  • Effective communication and interaction with co‑workers, managers, vendors, and residents.
  • Basic computer skills—mobile device and PC.
  • Valid driver’s license and ability to operate company or personal vehicle or electrical cart.
  • Availability for regular on‑call work, emergency calls, off‑hours, and overtime as required.
  • Ability to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work‑related activities.
  • Physical requirements—lift up to 65 lbs; frequent reaching, stooping, bending, kneeling; extensive walking, standing; climb stairs and ladders.
  • Exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises; willingness to work indoors and outdoors in all weather conditions and potentially hazardous conditions.
  • Ability to safely perform essential functions consistent with ADA, FMLA, and other federal, state, and local standards.
