Leasing Consultant

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.

Essential Duties & Responsibilities
  • Property leasing and administration.
  • Regular/daily onsite attendance required.
  • Show, lease, and move‑in prospective residents; greet, qualify, tour the community, and sign a lease.
  • Close sales: make appointments, generate leads, conduct tours, maintain model units, and conduct necessary follow‑up.
  • Complete all leasing paperwork before move‑in.
  • Assist with lease audits, walking units, and turn process.
  • Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
  • Use established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
  • Perform various administrative tasks as needed.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Contribute to general upkeep and cleaning of office, common areas, and model units.
  • Assist in implementing annual marketing plan outreach.
  • Review and help complete market survey/analysis to generate ideas and formulate plans.
  • Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report.
  • Manage excellent customer service and monitor service‑request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and understanding of on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement around the facility and between work sites, communication with others, and repetitive wrist, hand, and finger motions.
  • Ascend/descend ladders, stairs, scaffolding, ramps, step stools, etc.; remain in stationary positions, standing or sitting for prolonged periods.
  • Occasionally move in different positions, work in tight or confined spaces, overhead positions, reach, adjust, or move objects up to 25 lbs. in all directions; lift or place objects up to 25 lbs.; operate machinery, power tools, vehicles, or golf carts; assess accuracy, neatness, and thoroughness of work; work overtime, weekends, night hours (emergencies); work in extreme temperatures or outdoors in precipitation and wind;

    work in flat and non‑flat terrain; and be exposed to hazardous chemicals.
Compensation & Benefits
