Position: Maintenance Operative

Location: Brunswick Court Care Home, 62 Stratford Road, Watford, WD17 4JB

Contract: Permanent – Full Time

Hours: 40 hours per week, Mon to Fri 9.00am – 5.00pm (flexible approach required)

Salary: £14.10 – £17.30 per hour (dependent on experience)

Requirements: Full driving licence required.

• Ensure all health and safety and compliance checks are completed using Bupa digital systems and compliance tools as per SOP timescales.
• Act on and close any tasks assigned by Maintenance Manager or home highlighted on Bupa compliance tools.
• Maintain safety and cleanliness of care home and grounds, meeting Environmental Health, Fire Authority, Legionella Risk Assessment and Health & Safety regulations.
• Complete all maintenance and repair tasks to a high standard, timely, and cost‑effective, ensuring internal decoration meets branding expectations.
• Review residents’ preferences for their personal space, document and act accordingly.
• Report defects, obtain quotes and manage repairs via Bupa approved contractors, complying with SOPs.
• Report irreparable defects to Home Manager or Property/Maintenance Manager as appropriate.
• Manage Care Home elements of refurbishment and CAPEX programmes with minimal disruption.
• Maintain and secure all tools and equipment.
• Assist new colleagues with emergency exit, fire point, and evacuation procedures, recording instructions.
• Provide maintenance support to nearby care homes within a reasonable distance (no more than 1 hour) when required for regional maintenance.

• Good understanding of building services (heating, hot & cold water, ventilation, electrical distribution, plumbing).
• Knowledge of building fabric and its maintenance.
• Practical experience with planned maintenance systems and record keeping.
• Knowledge of statutory requirements and compliance experience.
• Full driving licence.
• Building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC) or at least 3 years hands‑on experience in property maintenance and general repairs.
• Ability to work as part of a multi‑disciplinary team.
• Computer literate.
• Good customer service skills.
• Flexible to meet changing demands within the care home.
• Practical experience in painting and decorating.
