The Senior Maintenance Technician plays a key leadership role in ensuring the efficient operation, maintenance, and repair of building systems, grounds, and infrastructure across a portfolio of residential and/or commercial real estate assets. This position requires a strong technical skillset, problem-solving ability, and leadership qualities to support the property management team and uphold the company’s standards for safety, functionality, and appearance.
KeyRoles / Responsibilities
- Perform and oversee maintenance tasks including HVAC, electrical, plumbing, carpentry, painting, and appliance repair.
- Conduct routine inspections of building systems and common areas to identify and resolve issues proactively.
- Lead or support capital improvement projects and renovations, coordinating with contractors and vendors as needed.
- Manage and prioritize work orders, ensuring timely response and resolution in line with company standards.
- Maintain and ensure compliance with safety regulations, building codes, and company policies.
- Provide mentorship and guidance to junior technicians and maintenance staff.
- Maintain detailed records of work completed, materials used, and equipment serviced.
- Support emergency response activities, including on-call rotation and after-hours repairs.
- Monitor inventory of tools, supplies, and spare parts; recommend purchases as needed.
- Collaborate with property managers, leasing staff, and construction teams on property readiness and tenant move-ins/outs.
- High school diploma or GED required; technical school or vocational training preferred.
- Minimum 5–7 years of hands-on maintenance experience in multifamily, commercial, or mixed-use properties.
- Experience working with HVAC systems, electrical panels, plumbing infrastructure, and general building maintenance.
- Prior experience in a leadership or senior-level maintenance role strongly preferred.
- EPA Universal Refrigerant Certification.
- CPO Certification, preferred.
- HVAC, Electrical, or Plumbing licenses (where applicable)
- Strong knowledge of building systems, tools, and maintenance techniques.
- Excellent troubleshooting and diagnostic abilities.
- Effective communication and interpersonal skills.
- Ability to read blueprints, schematics, and technical documents.
- Proficient with work order systems (Yardi, App Folio, or similar CMMS).
- Physically able to lift 50 lbs., climb ladders, and work in varying conditions.
- Bending, lifting, climbing, pushing, pulling, kneeling, standing, walking, and other physical activities for long periods.
- Moderate to heavy lifting and carrying as part of essential duties.
- Prolonged periods of sitting on some equipment as applicable.
- Exposure to moderate noise levels, vibrations, and bright lights; exposure to dust, fumes, and gases; and all climate types including hot and cold temperatures, humidity, rain, snow, etc.
- Ability to wear protective safety equipment when needed.
- Able to work under stressful conditions at times.
- Must be able to move and lift to 40-pound wooden skid or pallet.
