Building Maintenance, Maintenance Technician / Mechanic
Key Purpose
Responsible for the operation, replacement, repair, and maintenance of general building‑related infrastructure. Work involves lifting heavy materials, may be performed in extreme heat, cold, and noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensures preventive maintenance inspections are completed and necessary repairs are made. Ensures the work area, plant always clean, safe, and utilities meet delivery specifications.
Oversees contractors, routine and preventive maintenance work. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit stakeholders. Requires apprentice/generalist craftsman skillset.
- Understand and troubleshoot office building emergency and fire systems
- Understand and troubleshoot and maintain central plant systems and supporting equipment
- Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS)
- Able to troubleshoot/maintain/repair plumbing, mechanical, and minor electrical components/systems
- Able to read Piping & Instrument Drawings (P&IDs), floor plans, site maps, and/or electrical diagrams
- Able to produce a quality work product in a prompt, safe, and efficient manner
- Ability to read, write, and communicate in English required
- Works and participates well as a team member
- Communicates well with others; clearly writes and speaks to clients, superiors, coworkers
- Good organization skills; disciplined approach to daily activities; takes pride in all aspects of the job
- Presents self in a professional manner: neat appearance and grooming
- Great communication skills are needed to interact with customers and tenants accordingly
- Able to produce a quality work product in a prompt, safe, and efficient manner
- Ability to work without supervision and appropriately with multiple deadlines
- Maintain a good attendance record, including notification in event of tardiness and absence
- For internal candidates, they must constantly receive a “meets expectations” job performance review
- HS Diploma or greater
- Minimum of two (2) years of experience in facility maintenance
- Experience with the customer line of business
- Experience with customer building type(s)
- Apprentice/Generalist level craftsman in facility maintenance
- Reads and interprets Piping & Instrument Drawings (P&IDs), floor plans, site maps, and/or electrical diagrams
- Experience and proven ability to install/demo/setup/repair general building infrastructure, e.g., paint/patch, flooring, windows, doors, hardware
- Experience and proven ability to safely secure hydronic and electrical systems for maintenance
- Experience and proven ability to braze/solder copper pipe, thread black pipe
- Basic carpentry skills
- Knowledge of the operation of building auxiliary systems i.e., fire‑life safety, stand‑by emergency generators
- Familiarity of general building systems i.e., vertical lift equipment, overhead doors
- Ability to write, execute written and oral instructions, and perform arithmetic calculations
- Strong knowledge of safe work practices and procedures typical for maintenance operations
- Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks
- Safely and skillfully use all types of related hand and power tools
- Performs TS operation, installation, replacement, repair, and maintenance of TS‑related mechanical, electrical, plumbing, and life safety systems
- Perform/Direct TS Preventive Maintenance Work orders from the PM Calendar
- Works closely with the “Manager” to optimize the Preventive Maintenance Program
- Responds to trouble calls; works closely with Operations to ensure efficient operations; maintains records, logs, and files as required
- Perform scheduled rounds and readings on plant systems/assets
- Ensures services/maintenance are executed according to established standards
- Identify deficiencies through regular and thorough inspection of facility infrastructure
- Repair restroom fixtures, sweat/braze copper pipe, and thread black pipe
