Job Title: Escrow Officer – LPO License
Reports To: Escrow Operations Manager
Business Unit: Wenatchee Escrow Branch
Location: Wenatchee, Washington
Compensation: $30.29 – $42.40 hourly DOE
Incentive: incentive bonus based on Company profitability.

- Compensation range: $30.29 - $42.40 hourly (depending on experience and qualifications). With tenure and strong performance an employee may earn up to a maximum of $45.68 hourly.
Our escrow officer performs advanced duties related to all facets of escrow processing. S/He is required to exercise extremely independent judgment and to possess the knowledge and experience necessary to efficiently manage any situation that may arise during the escrow process. They create an amazing customer experience for each escrow file assigned to them, including timely and accurate documentation and communication.
This position must have an established book of business or be able to establish a book of business within a reasonable amount of time to meet given performance standards.
- Communicate and assist all parties to create an amazing customer experience.
- Leads assigned escrow team.
- Builds and maintains a book of business through continued personal marketing efforts.
- Manages and processes assigned escrow files, through exceptional communication and coordination of escrow team.
- Completes and reviews warranty deeds, quit claim deeds, notes, deeds of trust, requests for notice, subordination agreements, financing statements, and the like as allowed by state law.
- Leads team in resolving complex title issues.
- Coordinates the closing of an escrow between the principals of the escrow transaction.
- Regularly follows up on any post-closing matters to ensure clear title is achieved.
- Follows company standards and practices when processing transactions, as well as applicable state laws and guidelines.
- Maintain required continuing education for licensing and development of knowledge and skill for increasingly more complex closings to meet growth in performance standards.
- Maintains utmost confidentiality and professionalism.

- Performs other duties as assigned by supervisor.
- Adheres to company policies and guidelines.
- A high school diploma is required.
- Notary public status
- Washington State Limited Practice Officer (LPO) License with a minimum of two years of escrow experience or equivalent and demonstrates competency in escrow processes, title clearance, real estate regulations and guidelines, and document preparation.
- Three plus years of experience as a Washington State Limited Practice Officer.
- Understands and adheres to escrow standards, title clearance, real estate regulations and guidelines, and document preparation.
- Comprehends pay off per diems, tax proration, interest, debits, credits and can balance escrow file with lender requirements.
- Understand and explain lender documents such as closing disclosure and promissory note.
- Knowledge of distinct types of closing documents:
Loan documents, Real Estate Excise Tax Affidavits, Quit Claim Deeds, Statutory Warranty Deeds, Warranty Fulfillment Deeds, Real Estate Contracts, Deed…
