Quantity Surveyor - Planned Maintenance & Property Services

Salary: £50,000 - £60,000 + Car Allowance & Benefits

The Role

Reporting into the commercial management team, the Quantity Surveyor will be responsible for managing all commercial aspects of planned maintenance projects, ensuring financial control, maximising profitability, and supporting successful project delivery.

The successful candidate will work closely with clients, operational teams, subcontractors, and suppliers to ensure projects are delivered efficiently, commercially effectively, and in line with contractual requirements.

Key Responsibilities
  • Manage and oversee all commercial activities across planned maintenance projects.
  • Ensure projects achieve agreed profit margins, with effective cost control and cashflow management.
  • Prepare, review, and submit applications for payment.
  • Manage valuations, variations, and commercial reporting.
  • Review and validate Schedule of Rates (SOR) data, ensuring accurate pricing and coding.
  • Analyse specifications and advise on the correct use of SOR codes.
  • Ensure completed works are accurately valued, finalised, and invoiced promptly.
  • Monitor material expenditure, plant costs, and subcontractor spend.
  • Negotiate with subcontractors and suppliers to achieve best value.
  • Review subcontractor variations and ensure appropriate approvals are obtained.
  • Identify and maximise opportunities to capture additional revenue.
  • Prepare and submit quotations, estimates, and loss & expense claims where applicable.
  • Produce accurate cost-to-complete forecasts and monitor project performance against budget.
  • Highlight commercial risks, contractual obligations, and potential cost implications.
  • Review contract terms including JCT and NEC agreements prior to project commencement.
  • Carry out post-completion commercial reviews to support continuous improvement.
  • Maintain compliance with company policies relating to health & safety, environmental standards, and quality.
  • Provide a high level of service to clients and maintain strong working relationships.
About You

The successful candidate will be an experienced Quantity Surveyor with a strong commercial background within planned maintenance, property services, or social housing environments.

  • Proven experience working as a Quantity Surveyor within construction, maintenance, or refurbishment projects.
  • Strong knowledge of Schedule of Rates (SOR), ideally including NHF Schedule of Rates.
  • Experience working with JCT and NEC contract forms.
  • Understanding of planned maintenance, repairs, voids, or refurbishment contracts.
  • Experience managing valuations, variations, and cost reporting.
  • Strong commercial awareness with the ability to protect margins and improve profitability.
  • Excellent communication and negotiation skills.
  • Strong IT skills with experience using commercial systems and reporting tools.
  • Ability to work collaboratively with operational teams, clients, and supply chain partners.
Desirable Experience
  • Previous experience within the social housing sector.
  • Experience working on Price Per Property or Target Cost contract models.
  • Knowledge of housing maintenance frameworks and client delivery requirements.
