With a growing portfolio of residential developments, this is an excellent opportunity for an experienced commercial leader to take responsibility for the commercial direction of the business and play a key role in its continued growth.

The Role We are seeking an experienced Commercial Director to provide strategic and operational commercial leadership across the business. Working closely with the Managing Director and wider senior leadership team, you will take responsibility for commercial strategy, financial performance, cost control, procurement, contractual risk and the development of the commercial function. The successful candidate will have strong house building experience and be capable of operating at both strategic and hands-on levels within a growing residential developer.

Key Responsibilities Lead the commercial function across the business. Develop and implement the overall commercial strategy. Take responsibility for commercial performance, profitability and cost control across developments. Provide senior commercial advice to the Managing Director and leadership team. Oversee project budgets, cost plans, forecasts and financial performance. Lead procurement strategy across developments and maintain strong supply-chain relationships. Oversee subcontractor procurement, tendering and commercial negotiations.

Monitor project costs against budgets and identify risks and opportunities. Drive margin improvement and commercial efficiencies across the business. Oversee valuations, variations, payments and final accounts. Manage contractual and commercial risk across the development portfolio. Ensure effective commercial reporting and forecasting. Review development performance and provide accurate management information. Establish and maintain robust commercial procedures and governance. Lead negotiations with subcontractors, suppliers, consultants and other stakeholders.

Support the wider business with land, development and pre-construction decisions. Identify opportunities to improve construction costs, build efficiency and project profitability. Lead, develop and mentor the commercial team. Promote best practice across estimating, procurement and quantity surveying. Build strong relationships with senior internal and external stakeholders.

The Ideal Candidate The successful candidate will ideally have:
Significant senior commercial experience within house building / residential development . Previous experience at Commercial Director, Commercial Manager, Head of Commercial or similar senior level. Strong understanding of residential construction and development. Proven experience managing commercial teams. Strong knowledge of procurement, subcontracting and supply-chain management. Excellent understanding of development budgets, cost control and forecasting. Experience managing multiple residential developments simultaneously. Strong contractual and commercial knowledge.
