Role OverviewThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Working with the Community Manager, the supervisor oversees staff and vendor activities to maintain the property.
Essential Duties & Responsibilities- Maintenance Management
- Regular/daily onsite attendance required
- Coordinate, schedule, and respond to resident/management requests and work orders
- Ensure all repairs and replacements necessary for community common areas and units
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Responsible for essential control of community
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Participate in on‑call emergency at community
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtain bids/pricing from vendors, suppliers, contractors, deal with inadequate service, etc.)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make‑ready and work orders are completed)
- Personnel Management
- Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff
- Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
- Provide Community Manager input regarding employee performance evaluations
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
- High School Diploma or Equivalent
- EPA & CPO certification required; HVAC desired.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement across sites, communicate with others, use wrists, hands, fingers in repeating motions.
- Move self into different positions in various environments, such as tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, etc., work in an overhead position and/or reach.
- Operate machinery and power tools, operate motor vehicles and/or golf carts, adjust and move objects of 100+ lbs.; lift and place objects of 100+ lbs.; exposed to outdoor weather elements and hazardous chemicals.
- Occasionally remain in a stationary position, such as standing or sitting, for prolonged periods.
- Work overtime, weekends, and night hours (on‑call property emergencies).
- Similar requirements as above, with emphasis on work in various environments and handling of 100+ lbs. objects.
- Occasionally remain in a stationary position for prolonged periods, lift and place objects of 100+ lbs., and exposure to hazardous chemicals.
- Reliable transportation required for emergency on‑call requirement.
$28 per hour to $30 per hour
Compensation & BenefitsBenefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses, when applicable. Full‑time employees receive paid sick days and company holidays.
