You understand the transportation and outdoor storage space and can connect customer challenges to our solutions, collaborating cross‑functionally and driving supply chain improvement.
The Business Development Director – Industrial Outdoor Storage drives Con Global’s growth by building a pipeline through existing leads, cold‑calling, networking, and using provided tools. This role progresses the pipeline through the sales cycle and closes business.
Responsibilities- Grow clients, markets, and profitability to achieve annual business development targets.
- Use a consultative approach to understand customer objectives, prospect opportunities, and develop and deliver solutions that meet those objectives.
- Effectively communicate the value proposition through proposals and presentations, tailored to IOS solutions including lease options, yard configurations, access requirements, and value‑add services.
- Understand industry and client markets and trends, reporting on forces that could shift tactical goals and strategic direction.
- Develop and execute product positioning and pricing strategies that maximize long‑term market share and earnings.
- Ensure effective control of business development results and take corrective action to guarantee achievement of objectives within corporate goals.
- Maintain high market expertise by staying informed on land availability, pricing, regulatory developments, and competitor offerings in IOS and industrial real estate.
- Represent the company at trade association meetings, conferences, and industry events.
- Establish and maintain relationships with industry influencers and key strategic partners.
- Monitor competitor products, sales, and marketing activities.
- Ability to travel to regular team meetings in Fort Worth, TX, Chicago, IL, and Omaha, NE, and to support client business.
- High School Degree.
- Minimum 5 years’ experience in sales or business development focused on industrial outdoor storage.
- Strong understanding of IOS features such as surface types, truck/trailer circulation, utilities, zoning, security, and access requirements.
- Proven ability to drive the sales process from planning to close.
- Experience achieving sales targets and developing client‑focused, differentiated solutions.
- Ability to communicate, present, and influence all levels of an organization, including executives.
- Proven ability to position products and services against competitors.
- Excellent listening, negotiation, and presentation skills.
- Excellent quantitative, verbal, and written communication skills.
- Excellent problem‑solving skills.
- Ability to prioritize, meet deadlines, and thrive in a fast‑paced, dynamic environment.

- Background in industrial brokerage, land leasing, freight/logistics services, or equipment rental.
