Planner II – Development Review Coordinator

OverviewThis is a full‑time, approximately 40‑hour per week position with benefits. The role works both in the office and in the community, coordinating a high volume of building permit submittals, performing zoning inspections, and managing planning expectations with contractors throughout construction.
Responsibilities- Evaluate building permit submittals for compliance with zoning regulations and approved plans for residential and commercial projects.
- Perform same‑day permit reviews during designated weekly times.
- Serve as primary contact for Planning/Zoning Division on pending and active building permits.
- Conduct on‑site zoning inspections during various construction phases to ensure compliance with approved plans and conditions.
- Track and coordinate requirements prior to issuance of occupancy certificates and hold certificates until project is compliant.
- Write comment letters, redline plans, and communicate with applicants when corrections are required.
- Interpret and explain requirements of the zoning and development code to a wide range of customers.
- Participate in weekly meetings with the planning division and development review team.
- Attend pre‑application meetings and prepare pre‑application comment letters.
- Lead pre‑construction and/or post‑entitlement coordination meetings with construction teams and other city staff.
- Perform periodic reporting of permit and inspection activity.
- Act as planner‑of‑the‑day (POD) up to one day per week.
- Act as project manager for minor variances, conditional use permits and/or special use permits and draft staff reports and approval documents for such applications.
- Implement new zoning code amendments as applicable to building permit review and update permit review checklists.
- Assist code enforcement with interpreting zoning codes and may attend court hearings related to code enforcement citations.
- Other duties as assigned.
- Minimum three (3) years of experience as a professional planner, including land‑use case and building permit review and on‑site inspections for planning and zoning compliance. Municipal experience preferred.
- Minimum Bachelor’s degree in Urban Planning or a related field. Master’s degree in Urban Planning preferred.
- AICP certified or a desire and ability to become certified.
- Background check, including motor vehicle record, is required.
- Must possess a current and valid driver’s license and maintain a good driving record. If moving from a different state, must obtain a Colorado license within 30 days of hire.

- Walking indoors and outdoors; moving on foot to accomplish tasks, especially for long distances or moving from one work site to another.
- Driving to and from work sites.
- Walking, standing, and squatting, sometimes on uneven surfaces. Exerting up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
- Visual acuity requirements including color, depth perception, and field vision for activities such as preparing and analyzing data, maps and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving site inspections; using measurement devices.
- The worker is required to have visual acuity to operate a motor vehicle.
- The worker is subject to both indoor and year‑round outdoor environmental conditions.
