Construction Manager
The Construction Manager will serve as the on-site representative responsible for customer interaction, daily construction monitoring, quality assurance, and field-level project management for the Window Replacement Project. Responsibilities include on-site construction monitoring, quality assurance activities, project management activities, and coordination activities with the project delivery team to ensure work progresses in accordance with contract requirements and schedule.
Hours: This 18-month long position with approximately 6 months at 20 hours a week (hourly, non-exempt) followed by 12 months at full-time (salary, exempt). During construction and closeout, the work shift will vary between night and day shifts as the project progresses due to location on the structure.
Duties may include:
- Coordinate with customers to establish requirements;
- Support the development of the Program of Requirements (POR);
- Conduct design reviews;
- Review the Design Intent Drawings (DiDs) for scope accuracy;
- Review the Construction Drawings (CDs) for scope, technical accuracy, constructability and bid ability;
- Perform value engineering reviews;
- Participate in weekly progress meeting;
- Prepare meeting agendas and meeting minutes;
- Review project submittals;
- Prepare government cost estimates;
- Prepare written scopes of work;
- Prepare and update the project schedule;
- Set up and maintain job files;
- Prepare and update the project budget;
- Review cost proposals and change orders;
- Perform substantial completion inspection;
- Provide technical review support;
- Respond to Requests for Information (RFI's);
- Maintain logs of all construction documents.
Minimum Qualifications
- Minimum of 5 years of experience in field construction oversight for building envelope and window replacement projects
- Strong working knowledge of budgets, scheduling, interdisciplinary coordination, and construction practices
- Proficient in field inspections, quality control, and documentation of envelope systems including windows, sealants, flashings, and thermal barriers
- Experience in construction project oversight, records maintenance, meeting facilitation, safety, and technical analysis
- Familiarity with project documentation, and use of PMIS platforms such as Kahua
- Ability to conduct daily inspections, report on construction progress, and track punch list and issue resolution items
- Experience on projects similar in size, scope, and complexity to the Schneebeli Window Replacement effort, particularly involving:
- Full commercial window assembly replacement projects
- Building envelope coordination and commissioning
- Phased implementation in occupied, operational buildings
- Project experience with construction contract award values between $2 million and $10 million
- Experience performing work in federally owned and occupied buildings where building operations must remain uninterrupted
- Familiarity and direct experience working on projects managed by the U.S. General Services Administration (GSA)
- Constantly communicating with others to exchange information.
- Constantly repeating motions that may include the wrists, hands and/or fingers.
- Constantly assessing the accuracy, neatness and thoroughness of the work assigned.
- Occasionally ascending or descending ladders, stairs, scaffolding, ramps, poles and the like.
- Occasionally moving self in different positions to accomplish tasks in various environments including tight and confined spaces.
- Occasionally remaining in a stationary position, often standing or sitting for prolonged periods.
- Occasionally moving about to accomplish tasks or moving from one worksite to another.
- Occasionally adjusting or moving objects up to 50 pounds in all directions.
- Occasional low and high temperatures due to working outside during all seasons, along with elements such as precipitation and wind.
- Occasional noise while on construction sites.
